Gilbert, Arizona right now?

Two have been on the market for more than two years.
One has been on the market since February of 2024 and is in the current highest priced position even after a drop in price from 20M to 18M. That's a 10% reduction in asking price.
This compound sits on nearly 4.5 acres, encompasses over 24,000 sq ft of living space and boast a go-cart track, indoor shooting range, spa that rivals any Scottsdale resort spa, pools and a private lake. If entertaining is your thing, this house could truly be a corporate retreat-level space with indoor and outdoor kitchens with space for live entertainment. Personally my favorite space is the primary suite and upstairs "her's" closet and dressing room.

If you're trying to stay under a budget of 10M, you're in luck with this new build by Taber Custom Homes in Temple View Estates. At 8,718 sq ft and slightly over an acre lot you will be enjoying a brand new home that you can add all your own personal touches to. The style is described as "harmonizing old-world charm with modern sophistication". Can't wait to see this finished product!

Finally we have the bargain of the three. Notice that the LOT SIZE on this 3rd property is roughly the same size as the HOME of the 18M that tops the list for Gilbert.

This property first hit the market in February of 2022 in the early stage of construction when the market was doing well - post COVID. Fast forward 4 years and they inserted many fine details into this property. Looks are a bit deceiving on this one, and in spite of the small lot size, this 11.000 sq ft home includes a guest casita and garage space for a budding car collector. An engineer would be the life-of-the-party boasting about the SRP bills in this ICF constructed home! Who wants to pay pesky electric bills anyways?
The design theme is black and white with the most incredible marble finishes that I've seen since the Hearst Castle. I think you have to actually parade yourself and clients through this home to actually appreciate all the details in this well-designed masterpiece.

We get questions and calls from people all the time that reflect this very same sentiment.
The number one rule in real estate for sellers' is
"It's price that gets them in, and condition that gets it sold."
It appears to us that with fifteen showings on this house, the agent has done his job with marketing. Agents are bringing the buyer's through the door, they just aren't writing the offers. That can be very frustrating for seller's after the freshness wears off the idea of cleaning, packing-up and preparing their property for market. It's not like the cable real estate shows you see on T.V..
After the first month of packing-up kids, dogs and never leaving the home with a crumb on the counter or fingerprint on the microwave, the stress begins to take a toll.
The problem is they hired an expert and the seller's thought that their home was superior, so they didn't take his advice.
Local experts have their finger on the pulse of the market and they frequently visit other homes in direct competition with yours when they suggest pricing.

Trust me when I suggest that no one, not even your agent, wants you to leave money on the table. If you’re selling in a downward trending market, time on the market is not your friend.
