Moving into 2022, I can tell you that buyer demand will remain strong as more and more people flock to Phoenix. 🌵

The law of supply and demand is simple: when there are fewer items on the market than there are buyers, the competition for that item makes prices rise. With interest rates hovering near all time lows and a shortage of inventory, we are looking for prices to continue to appreciate. Median sales price is up 28.1% year-over-year, and 1.5% month-over-month.

What do these metrics mean for our market? Michael Orr of the Cromford Report recently said it best, “We remain convinced that prices will rise again over the next month and unless the situation changes significantly the same can be said for the next 6 months.”

Demand remains much stronger than normal, despite the hustle and bustle of the Holiday season that can sometimes put a damper on buyer activity. While demand remains strong, supply took a fairly significant 12% dip in just 30 days. While this isn’t surprising considering the time of year we are in, it is not making anything easier for buyers. 🔎

Heading into 2022, it is my belief that home prices will continue to go up as migration to Arizona continues to increase. Supply is nowhere near catching up to the current demand, which points to Arizona remaining in a seller’s market for the forseeable future. Buyers will need to understand that competition is fierce, and it is critical to plan accordingly. In order to maximize your chances of success and avoid the mental anguish of having multiple rejected offers, I’d be happy to help you develop a long-term strategy to win in this market.
