These are the faces of the authentic North Americans, but very few people know about them. Known as Apaches, Sioux, Cherokees or Cheyennes, there were many other ethnic groups such as the Blackfeet, the Arapaho or the Navajos.

This is beautiful! Next timeI am in South Dakota I'd love to see it!

I don't know why this hasn't received more publicity, but this fifty-foot sculpture was unveiled recently in South Dakota.
It's called 'Dignity' and was done by artist Dale Lamphere to honor the women of the Sioux Nation.

As the minutes wind down on 2023, I am pausing for a moment to reflect on this year. 2023 has been a rough go for The Hiscott Clan. Financially, Physically and emotionally. I've been lucky to be rather healthy my entire life so to end up in the Hospital Fighting for my life all of a sudden on a Random Wednesday Night In June was an incomprehensible experience. Many times I was laying there thinking How the hell am I in this spot right now?? But Thanks to my Remarkable & Selfless Wife Trisha & Some Elite Doctors I survived to eat many many more Chickens. Just as important is the many amazing friends that helped us get thru that summer. The sacrifices you made helping us with Juice and keeping him on his routine were inconceivable. This went on for well over a month while I was stuck in bed. We will never forget all you did for us. We are truly forever Grateful! Thank You! That Said I have some very ambitious goals for 2024 and Beyond! I appreciate all your support & encouragement as I continue to push forward with my new norm. August 2023 Market Update!

I get asked frequently about our current Real Estate Market. Here is a pretty in-depth analysis from the Cromford Report.

Our market Right now can only be described as Flat. Although demand is way down (because interest rates are at a 21 year High this week) The bigger story is supply is lower then the demand so we are actucally still appreciating in prices! Modest appreciation this year of 3-5%
is likely.

Our Supply is about 50% less then normal and 42% below last year! & 35% below 2021 at this time.

According to multiple sources 4 out of 5 home owners have Interest Rates Below 5% With many even under 3%! This has homeowners tied to their current homes because either they dont want or they are unable to double their interest rate changing homes.

With all this being said Distressed Properties (foreclosures) etc are at an all time low. Most homeowners locked in with low rates and plenty of equity. If a homeowner gets in financial trouble, selling is generally an option in lieu of foreclosing or a short sale at this point.

Buyers and Sellers: Neither side are anxious to make a move at right now. There is not a lot going on in the Real Estate market currently.

As for Price Bubbles. We would need an incredible influx of distressed properties to hit the market at the same time for this to happen. With 4 out of 5 homes locked in under 5% Rates. Most properties have 30-50% equity. The probability of a price bubble popping in our market seems very unlikely at this time.

Where there is a bubble forming is demand. If the interest rates drop to 5% or lower. I believe the pent up demand will hit the market at once creating another savage sellers market! The supply should follow as well but the demand by buyers will happen first inflating prices rapidly. When will this happen? Who knows. Until Mortgage rates come down I believe for the foreseeable future we are at a stand still. Slightly favored towards the sellers strictly because the lack of supply.

This is a general snapshot of the Phoenix Metro Market. Different price points and locations have different stats and figures.

I am Getting a little stronger each day, this has been a Very LONG road to recover & I have a long way to go. I would not be here now without my amazing wife ❤️❤️ & The many drs and surgeons at the Mayo Clinic. Soon I should be ready to get back to work selling homes and saving people money. Until then.. Check your HVAC Condensation Drain line. The humidity is kicking up. Make sure its not draining into your attic. This can create an elite ceiling failure when the Monsoon storms kick up! This gentleman is getting out of his SUV and sees these two kids, one pushing his broken bike.
He stops everything he is doing literally in the pouring rain and spent 5 minutes getting drenched fixing it for little man… they rode off happy and he just left with a smile on his face.. gave us one too! 💙
