In general, if a seller refuses to sign the deed to the buyer at closing, a buyer has the right to file a specific performance lawsuit.

It's already the 8th month of 2021!

This is the first time in years we have had an actual Monsoon season, so if you catch yourself out driving in a storm, be very careful! The dust blowing is blinding as well as the downpour. Pull over and wait it out on the side of the road. Too dangerous to drive in that weather!

Congratulations to the sellers of this property! They sold a GREAT home in Adora Trails and are moving on to their DREAM property!

When buying a house, it's location, location, location!

When selling a house, it is Disclose, Disclose, DISCLOSE!!

When I have seller's getting ready to list their house for sale, I tell them "even if you saw ONE scorpion in the 20 years you lived here, disclose that information."

Why is disclosure so important? Because some things that may seem minor to you as you lived in the house for many years could be a deal breaker for the buyer.

Also...read this...great example of why disclosure is super important in today's market and every market!

When deciding what to disclose, follow these two rules: 1. If it is material it must be disclosed. 2. Would you want to know?

What does seller carry back mean? Simply stated, it is owner provided financing.

With that definition in mind, read this article! Super interesting if you are a bit of a real estate legal nerd like I am!

A lender, and similarly seller carryback financing, is generally protected if a home is seized by the FBI for drug crimes by the homeowner.
