There’s plenty you can find online about living here—but some things are better understood by actually experiencing the Valley.

Yes, the summers are hot. Really hot. 😂

Sometimes, yes—but there’s an important catch.

If the seller has an assumable mortgage, a qualified buyer may be able to assume the existing loan and its interest rate instead of taking out a brand-new mortgage at today’s rate.

That can sound incredible if the seller locked in a much lower rate.

But not every mortgage is assumable. FHA, VA, and USDA loans can generally be assumable under certain conditions, while conventional loans typically are not.

And there’s another piece buyers need to understand: you may still need to cover the difference between the seller’s remaining loan balance and the purchase price.

So a 3% rate doesn’t necessarily mean a 3% mortgage is automatically available to you.

If you’re buying in Phoenix or the East Valley, it’s worth asking whether a seller’s existing loan is assumable. It could be an option worth exploring. 📲

But here’s the other side of that conversation: rent can change too.

Waiting for the perfect mortgage rate may feel like the safest option, but it’s important to look at the bigger picture.

Rent doesn’t build home equity, and your landlord’s pricing decisions aren’t something you control. Homeownership comes with its own costs and responsibilities, but it can also give you the opportunity to build equity over time.

That doesn’t mean buying is automatically the right choice for everyone. Your income, savings, debt, timeline, and monthly budget all matter.

The question isn’t simply “Are rates high?”

It’s “Does buying make sense for my situation at today’s numbers?”
