Things you should know before buying a fixer-upper.

A fixer-upper can absolutely be a great opportunity. But before you make an offer, it’s important to understand what you’re taking on. With clear expectations, patience, and the right support, you could end up with a great buy. Without them, you could face more expenses than you planned for.

🏡The Good:

📉 Lower purchase price: Fixer-uppers often cost less than comparable move-in-ready homes.

🙂 Less competition: Many buyers skip over properties that need work, giving you more room to negotiate.

🏆 Easier wins: Sometimes, a house can be completely transformed with simple cosmetic updates.

📐 Customization: You can transform the finishes, floor plan, and features of the home to fit your lifestyle needs and preferences.

💲Equity growth: Smart renovations can increase a home’s value over time.

🏡The Not So Good:

🛠️ It’s a lot of work. Don’t underestimate the time, energy, and physical labor involved—especially if you plan to do the work yourself.

🪜Renovations take time. Projects almost always run into delays and take longer than expected.

💵 Costs can add up. Hidden issues like wiring, plumbing, or structural problems can surface mid-renovation and this can test anyone’s patience.

👷 Skilled help is essential. Quality contractors are in high demand and can be costly. Cutting corners or DIY-ing beyond your comfort zone can lead to bigger expenses down the road.

Why You Should Say Less When Touring a Home. 🤫🏡

You could end up in negotiations after touring a home you like—and what you share (even casually) can impact your leverage.

Here are a few things you may not realize:

👀 The listing agent at an open house works for the seller
🎥 Many homes have cameras or audio devices inside (and outside!)
🚪 Your conversation still isn’t private just because you walked outside the home
📱 Social media posts can reveal more than you think

And it goes both ways—what you love and what you dislike can affect your chances of getting the house.

A good rule of thumb: Assume you can be heard while touring a home. It’s better to save ALL your commentary, the good and the not so good, until you’re in a private space with your Realtor.

Congrats—you’re in the final stretch of your home purchase… but this is where your home purchase can fall apart. 😬🏡

Here are 5 common mistakes to avoid before closing:

💳 Making big financial changes

Opening new credit cards, financing furniture, or even large purchases can impact your loan approval—sometimes just days before closing.

💼 Changing jobs or income

Lenders re-verify employment. A sudden change can delay or derail your loan entirely.

📄 Ignoring lender requests

Last-minute document requests aren’t optional. Delays in responding can push back—or even cancel—your closing.

🏦 Not wiring funds correctly

Wire fraud is real. Always confirm instructions directly with your title company before sending funds—ideally by phone using a verified number. Never rely on emailed instructions alone.

📊 Underestimating closing costs

If funds come up short, it can stall the entire transaction. Review your numbers early and often.

💡 I help you stay organized and on Track, avoid these pitfalls, and navigate the final steps so nothing falls through at the finish line.

Thinking about buying a home? It might actually be a good time.

If you hit the pause button on your home search over the past couple of years because everything felt too expensive, too competitive, too uncertain, or just… too much — I get it, It was a lot to consider.

But there are opportunities in every market, here’s why:

🏡 There are more homes on the market to choose from

🧘‍♀️ Sellers are a bit more flexible

📉 Prices have leveled off in a lot of areas

📊 Mortgage rates are actually lower than a year ago at this time.

Translation: you might have more options (and leverage) than you’ve had in a while.

If you’re even halfway considering jumping back in, it could be worth taking another look.

No pressure. Just message me if you want to have a no-obligation conversation about where things stand and what’s possible for you right now.

🏡💳 Did you know that lenders can now use a credit model called VANTAGE Score?

Nearly half of Americans think you need excellent credit to qualify for a mortgage—and that belief keeps a lot of people on the sidelines who could actually be buying.

Yes, credit matters. But it doesn’t have to be perfect. Every lender is different, and there’s no one-size-fits-all cutoff. With VANTAGE Score lenders can take into account your rental history, utility history, and even your cell phone history.

So if credit worries are the only thing holding you back, it might be time to take another look. I can connect you with a few trusted lenders who can walk you through what’s possible based on your unique situation.

You don’t need to have it all figured out—just start the conversation.

Thinking about buying or selling a property this year? I’d love to help.

“Do I really need title insurance… or is it just another closing cost?” 📄

It’s a fair question — especially for a one-time fee you hope you’ll never use.

But here’s the thing: when you buy a home, you’re not just buying the property — you’re buying the legal right to own it.

Before closing, a title company searches public records to make sure that right can be transferred to you.

But a title search can only uncover what’s already documented — and not every issue makes it into the records.

So problems can still surface later, like:

▪ unpaid property taxes or old liens
▪ unknown heirs with ownership claims
▪ errors in public records
▪ forged signatures in earlier documents
▪ contractor liens for work completed years ago

Without protection, fixing those issues becomes your legal and financial responsibility.

That’s where title insurance comes in.

There are two different policies:

🏦 The lender’s policy (required for financed purchases) protects the bank for the amount of the loan

🏡 The owner’s policy (optional — but highly recommended) protects you and the equity you’re building in the home

It’s a one-time cost at closing, and the coverage lasts as long as you own the property.

So is it worth it?

For most buyers — absolutely. It’s protection for your ownership, not just another line item on the closing disclosure.

Thinking about buying or selling a property this year? I’d love to help.

What's the deal with closing costs when buying a house?

🔑 What closing costs include:
Closing costs are all the fees and services associated with purchasing a home. This includes the appraisal, inspection, loan origination, title & escrow fees, underwriting and loan processing fees, prepaid taxes and insurance, recording fees, and more. Think of it as the behind-the-scenes work that makes your purchase legal, secure, and lender-approved.

📉 How much do they cost?

Most buyers pay somewhere between 2% and 4% of the home’s purchase price– in addition to your down payment.
Your closing costs vary based on your loan type, location, and even the type of property (condos tend to have extras).

🧾 When do you pay them?

At closing—along with your down payment. That’s why it’s so important to budget and save for both.

📋 Can you get help?
Sometimes! You may be able to negotiate for seller concessions, explore lender credits, or qualify for closing cost assistance programs.
Believe me, you don’t want unexpected closing costs to throw a wrench in your home purchase at the last minute. Start saving early, and make sure a realtor, like me, and lender walk you through everything before you get to the closing table.

Thinking about buying or selling a property this year? I’d love to help.
