🏡What are the Pros and Cons of accepting a buyer's Contingent Offer?: Part 2

🔍The Buyer’s Perspective:

For buyers who need the equity from their existing home to purchase the next one, a home-sale contingency is often the safest path.

👍 The Pros:

Financial Safety Net: It protects your earnest money deposit. If your current home doesn't sell, you can Exit and walk away from the new purchase with fewer financial risks.

Avoids Carrying Two Mortgages: It prevents the heavy financial burden (and stress) of paying two mortgages simultaneously if your old home takes longer to sell than expected.

No Need for Temporary Housing: It allows for a smoother transition, moving from your current home into your new home without having to rent temporarily or store furniture.

👎 The Cons:

Weaker Negotiating Position: Sellers prefer certainty. In a competitive or active market, a contingent offer is far less attractive than a clean, non-contingent offer or cash.

You May Have to Pay More: To convince a seller to accept the added risk and wait for your home to sell, you often have to make a stronger offer or grant other concessions to the seller.

Risk of Getting "Kicked Out": If the contract includes a "Way-Out Clause", you run the risk of losing the home to another buyer if you can't sell your current property fast enough or remove the contingency on short notice when the seller receives a competing offer.
