3. What subjects am I required to teach under Arizona law? When you file your Affidavit of Intent, you are legally committing to provide instruction in at least these five core subjects: Reading Grammar, Mathematics, Social Studies, Science. If the home is a typical 2005 production-built property, a budget of approximately $8,000–$25,000 focused on paint, flooring, fixtures, landscaping, and deferred maintenance often produces a stronger return than spending $50,000+ on major remodeling.

The most important question is: What neighborhood is the home in, what is the expected price range, and what condition are competing listings in? A home in a community such as Westwing Mountain, Vistancia, or The Meadows may justify a different update strategy than a home competing primarily on affordability.
