This new 50-mile highway project could mean HUGE changes to San Tan Valley property values over the next 10 years!

The North-South Corridor project is slated to run from US-60 near Queen Valley, all the way south to I-10 in Eloy. The first segment covers over 20 miles from US-60 south to Arizona Farms Road - and a big portion of that land is currently AZ State Trust land, which means fewer private property negotiations for developers and ultimately a clearer path to construction.

Infrastructure like this is really what unlocks land value. When a major corridor opens up, commute times drop, commercial development follows and residential prices tend to appreciate. Buyers who position themselves along this route before the construction timeline gets serious are playing the long game right.

That said, infrastructure projects at this scale move SLOW. We’re years in the making of this still, not months. And living adjacent to major construction isn’t for everyone. Noise, traffic disruptions and years of uncertainty about the final footprint are all big factors to consider.

This one might ruffle some feathers😉

I’ve lived in the Queen Creek / San Tan Valley area long enough to confidently say all of these are true! It’s an incredible part of the valley, but definitely has its own personality.

You ever heard that saying, “You can have it fast and good, but it won’t be cheap. You can have it good and cheap, but it won’t be fast. And you can have it fast and cheap, but it won’t be good.”

Guess what…it applies to selling houses too.

I’m not saying we CAN’T sell for more than comps - but unless there’s a really good reason that buyers can EASILY see as to why we’re priced higher…don’t get your hopes up for selling it fast.

There are plenty of agents out there who won’t push back when you want to sell above what the market is currently supporting. Why? Because the more you sell for, the more they earn.

Not a smart strategy though…because a home is ultimately worth what someone is willing to pay for it. And why would a buyer pay more for yours if they can buy a similar home for less money?

Thing is, I build my business almost exclusively on referrals…after I’ve sold your home, I probably won’t get another opportunity to work with you for 7-10 more years. So to me, it only makes sense to be completely honest with you about where your home is positioned in the market and give you only the most accurate data to make your pricing decisions with.

Anything else hurts you in the short term and will definitely bite me in the butt down the road too if you don’t trust me enough to refer your friends and family.
