Ever wonder what actually happens inside escrow? Here is how it works from start to finish.
It all begins the moment you and the seller sign a purchase agreement. An escrow account is opened, managed by a title or escrow company, and your earnest money goes in. That deposit signals to the seller that you are serious and ready to move forward.
From there, the escrow agent steps in as a neutral third party. They hold your funds, the seller's deed, the lender's mortgage documents, and all the critical paperwork tied to the transaction. Nothing moves until it is supposed to.
While escrow is open, inspections and the appraisal happen. If issues come up, negotiations get handled, and the escrow agent makes sure any amendments are documented and agreed upon before things move forward.
The escrow agent also tracks every condition in your purchase agreement. Closing costs, lender requirements, contingencies. All of it gets confirmed before closing is allowed to happen.
Once everything checks out, escrow closes. The documents are recorded with the County Recorder's office, the deed transfers to you, and funds are disbursed to the seller. And just like that, you are a homeowner.
It is a lot of moving parts. That is exactly why having an experienced escrow team matters. ๐
