1. If you set the price of your house too high, it may not appear in the search results. The search criteria are what buyers use to find properties. The range of prices is very important.

2. A house that is priced too much will only attract the wrong kind of buyer. Homes that are overpriced within a buyer's price range will not compare favorably with other properties.

3. Homes that are priced too high sit on the market for too long and run the danger of becoming "stale." When a pricey property hasn't sold, prospective buyers may wonder what's wrong with it.

4. If you fail to price your house accurately from the beginning, you face the danger of receiving a lower offer than you would have received if you had done so. When a house has been on the market for an extended period, potential buyers get the impression that they have more room for negotiation.
