Something shifted this week. For the first time in a while, there are more homes active than under contract here in Gillette.

Where we stand right now (residential):
🏑 75 homes active on the market
πŸ“ 52 homes under contract
βœ… 32 homes closed so far in July

What it means: inventory is building back up, so buyers finally have room to choose instead of racing every new listing. If you're thinking about selling, pricing and presentation matter more this month than they have in a while. Homes that are priced right and show well are still moving. The ones that aren't are sitting.

Part of this job nobody sees: the icky calls.

This week I had to call one of my buyers and tell him the offer we wrote didn't get accepted. I hate that call. Doesn't matter how many times I've made it in 13 years β€” telling someone the house they got excited about is going to be somebody else's never feels good.

And here's the thing: it was a good offer. The sellers just went with one that fit their needs a little better β€” maybe price, maybe terms. That happens. It's not a reflection of him, or the offer, or anything he did wrong.

He's moving home to Gillette from Arizona, and I get how badly you want it to just click into place when you're trying to land back home. But I told him what I truly believe: this wasn't the house. Not because anything was wrong with it β€” just because the right one, at the right time, is still out there. And it'll be close to what he's looking for.

Something new hits the market in this town almost every single day. The buyers who win aren't usually the ones who jump on the first thing β€” they're the ones who stay clear on their budget and their must-haves and stay ready, so when the right house shows up, they move.

So if you got a no recently β€” on a house, an offer, any of it β€” hang in there. A no on the wrong house is just clearing room for the yes on the right one.

Mortgage rates just hit their highest point of the year. And if you're trying to buy your first home in Gillette, I know exactly what that headline does to your stomach.
So here's the part nobody's putting in the headline. A lot of homes right here in Gillette qualify for a USDA loan, which means zero down. Not low down. Zero. Most first-time buyers I meet have never even heard of it, and they're exactly who it was built for.

A starter home around $250,000, nothing down, at today's rates, comes out to right around $1,500 a month for principal and interest. For a lot of folks, that's close to what your rent jumped to this year. (Your lender will give you your exact number, but that's the ballpark.)

Rates go up, rates go down. What actually gets you into a house is knowing which doors are open.

This year, I gave up my garden.

For years I had twelve raised beds at the community garden. Twelve. If you know me, you know that was my happy place β€” dirt under my nails, things growing, the whole summer ritual of it.

But this is the first full summer since my brain surgery back in December, and recovery has taught me something I'm not naturally good at: I only have so much energy in a day, and I have to choose where it goes. Twelve beds is a lot of choosing. So this year, I chose my clients.

Here's the part that gets me, though. Jeff wasn't about to let me give up gardening altogether. So he built me two 8x4 raised beds in the back yard and put in automatic watering β€” so all I have to do is wander out and w**d a little when I feel like it. Two beds instead of twelve. Right outside my back door.

And honestly? I step outside every single morning to see what's growing, and it makes me so happy. I'm so grateful β€” for a yard big enough to do this in, and for a husband who moves heaven and earth to make sure I still get to enjoy the things I love.

The plan is to add a couple beds a year until I'm back to twelve. Slow and steady. Apparently that's the theme of this whole season of my life.

Congratulations to Robert and Marlena Huerta, who closed on their Gillette home and their new place in Alabama β€” back to back, on the same day last month β€” and got to do the whole thing without losing a single night's sleep over it.

Some of you watched this one start back in May, when their home went under contract in about a day. Here's how it finished.

Selling in one state and buying in another is where most moves turn into a nightmare. You sell here, then you're racing a clock to close somewhere new before you have a place to land. Or you find the new house first and end up carrying two mortgages. Either way, somebody's stressed and somebody's rushing.

We didn't do it that way.

First, I found them an agent in Alabama who works the way I do β€” someone I trusted to look out for them down there the same way I would here. Then we lined it up so they closed on both homes back to back. And in the counter to our buyer, we built in the time they needed to actually find the right home in Alabama first β€” so they were never selling with nowhere to go.

The result? When closing day came, all they had to do was drive to Alabama and unpack. No deadline. No double-closing scramble. No "where do we sleep tonight." Just the keys to their next chapter and the time to enjoy getting there.

That's what I mean when I say my job isn't opening doors β€” it's making sure the whole thing actually works for you, even with the move happening clear across the country.

If your lease just came up for renewal and the new number made you wince β€” read this before you sign for another year.

Summer is when most Gillette leases turn over, which means a lot of people are sitting at the kitchen table right now doing the same math: rent went up again, and there's nothing at the end of it but next year's rent.

That's the exact spot Tucker and Tori were in a few years back. They made the jump from renting to owning their first home (this photo's from around then) β€” and they've been building something that's theirs ever since, instead of writing a rent check into the void.

Here's what I want first-time buyers in this town to actually know. You probably need less than you think to get started. Not 20% down. Not perfect credit. Not some giant savings account. There are loan programs built for exactly where you are β€” and the only way to know what you qualify for is to ask, not to assume the answer is no.

A mortgage payment on a starter home in Gillette is often closer to your rent than you'd guess. The difference is that one of those payments is building something that's yours.

And no, you don't have to be "ready" to start the conversation. Most of my first-time buyers spent months just learning how it works before they ever looked at a house. That's not wasting my time. That's the whole job.

Behind every one of my For Sale signs is Jeff, muttering under his breath.

I cannot pound a sign into Wyoming ground to save my life. They're heavy, the dirt's like concrete, and I end up holding the thing crooked while it tips slowly toward the ground. So Jeff comes with me. Every listing. He's my sign guy. He does not love it. But as he puts it, his job is to make my life easier β€” and 26 years of marriage in, he still says yes. I'm keeping him.

Here's the part that makes the sore arms worth it: this sign, the one in this photo? It was up about 8 hours.

Eight. Hours. Jeff barely had time to be annoyed about pounding it in before it needed a SOLD rider.

That's the Gillette market right now. A home priced right and marketed right doesn't sit β€” it goes. Sometimes before the dirt's even settled around the post.
