LOOKING FOR FULL TIME
Maintenance Technician for our Erie, PA property which consists of ranch style homes that are built and managed by a family owned company. No section eight housing.
A Maintenance Technician with Universal Development Management is responsible for maintaining the physical integrity of their assigned property. The Technician assists with all aspects of the property's maintenance including the physical grounds, preventive, corrective, and emergency maintenance.
Technical Requirements:
A successful Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, and appliances.
Physical Demands and Requirements:
Able to physically perform the following duties for prolonged periods of time:
Unassisted lifting up to 50 pounds-Bending-Walking-Kneeling
Able to work on step ladders or extension ladders up to 30 feet
Able to work in confined spaces, indoors and outdoors in all climates, and environments while adhering to company safety requirements
Essential Duties:
Effectively communicate with residents, guests, visitors and staff
Conducting maintenance work, service requests, punch-outs, preventative maintenance & seasonal projects
Ensuring work is completed in a safe, prompt and professional manner
Completing service requests and other job related documentation
Maintenance Responsibilities:
Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner. These responsibilities include but are not limited to:
Vinyl and ceramic floor covering
Countertops and cabinets
Window screens and blinds
Interior and exterior doors, moldings and trim
Electrical fixtures, receptacles, breakers, switches and fuses
Appliances such as stoves, dishwashers, refrigerators, washers and dryers
Toilets, sinks, vanities and disposals
Rodent control
Gutters, down spouts and connecting hoses
Minor drywall damages
Removing bulk trash (including appliances)
Clearing drains and sewer lines
Qualifications:
High school diploma or equivalent
Basic proficiency of reading, writing and speaking the English language
Maintenance experience preferred with a willingness to learn
Ability to professionally represent the company in appearance and conduct
Supply basic hand tools
Maintain a valid drivers’ license and reliable transportation
Able to work on-call (including after hours and weekends; on -call schedule rotates between several maintenance technicians)
Have and maintain a clear criminal background check
