LOOKING FOR FULL TIME
Maintenance Technician for our Erie, PA property which consists of ranch style homes that are built and managed by a family owned company. No section eight housing.

A Maintenance Technician with Universal Development Management is responsible for maintaining the physical integrity of their assigned property. The Technician assists with all aspects of the property's maintenance including the physical grounds, preventive, corrective, and emergency maintenance.

Technical Requirements:

A successful Maintenance Technician must demonstrate a basic understanding and knowledge of general maintenance, carpentry, painting, refurbishing, plumbing, electricity, and appliances.

Physical Demands and Requirements:
Able to physically perform the following duties for prolonged periods of time:
Unassisted lifting up to 50 pounds-Bending-Walking-Kneeling
Able to work on step ladders or extension ladders up to 30 feet
Able to work in confined spaces, indoors and outdoors in all climates, and environments while adhering to company safety requirements
Essential Duties:
Effectively communicate with residents, guests, visitors and staff
Conducting maintenance work, service requests, punch-outs, preventative maintenance & seasonal projects
Ensuring work is completed in a safe, prompt and professional manner
Completing service requests and other job related documentation

Maintenance Responsibilities:
Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner. These responsibilities include but are not limited to:
Vinyl and ceramic floor covering
Countertops and cabinets
Window screens and blinds
Interior and exterior doors, moldings and trim
Electrical fixtures, receptacles, breakers, switches and fuses
Appliances such as stoves, dishwashers, refrigerators, washers and dryers
Toilets, sinks, vanities and disposals
Rodent control
Gutters, down spouts and connecting hoses
Minor drywall damages
Removing bulk trash (including appliances)
Clearing drains and sewer lines

Qualifications:
High school diploma or equivalent
Basic proficiency of reading, writing and speaking the English language
Maintenance experience preferred with a willingness to learn
Ability to professionally represent the company in appearance and conduct
Supply basic hand tools
Maintain a valid drivers’ license and reliable transportation
Able to work on-call (including after hours and weekends; on -call schedule rotates between several maintenance technicians)
Have and maintain a clear criminal background check

Skilled technicians with a solid work ethic, a great attitude and proven mechanical skills are the perfect service technicians for this management company. Tech should have the following expertise and/or experience in residential heating/cooling systems, drywall repairs, painting, comfortable enough to troubleshoot and repair appliances and plumbing systems, perform light carpentry work/repairs and panel out electrical repairs. Work week typically 40 hours Mon-Fri. Must have your own hand tools. Positions are full time with a competitive hourly rate plus team performance bonus. Paid time off after one year holidays paid after 90 days & health benefits through Blue Cross Blue Shield.

Professional, personable and organized sales help wanted at luxury apartment community in Freedom, PA 15042, right outside of Cranberry.

Hours needed are Monday through Friday from 9am-5pm.

Tasks & responsibilities include greeting customers, selling the features and benefits of the apartments & community, processing rental applications, correctly completing move in paperwork, entering data into computer for accurate record keeping and assisting the Property Manager with daily projects as assigned. Must be a self starter that requires little supervision. Good computer skills are required and a business or customer service background preferred.

Compensation: $17.00 per hour to start with additional leasing bonus on all new move ins. We pay 75% of the health insurance premium for our employees. Must have Valid Driver's License, basic hand tools. Must be able to climb ladders to clean out gutters/small repairs. Must be able to move objects, including appliances with no restriction.

**Pre-employment drug screen and background check -REQUIRED**

Hourly compensation based on experience & employment history. Monthly tool allowance of $90.00 is guaranteed. Quarterly Performance bonus ranging from $400.00 to $1000.00 per quarter, paid 4 times per year.
