HOUSING INTEREST RATES ARE SET TO DROP — AND WHAT THAT MEANS FOR BUYERS AND SELLERS IN 2026

After years of high borrowing costs, there’s light at the end of the tunnel for homebuyers. Most forecasts from major housing economists and the Federal Reserve suggest that interest rates are likely to decline in the coming year. This shift could reshape the housing market — making 2026 one of the most active years for real estate in recent memory.

Why Lower Interest Rates Matter More Than Rising Prices

Yes, home prices are expected to rise modestly as demand rebounds. When rates drop, more buyers re-enter the market, competition heats up, and sellers gain leverage. But here’s the key point most headlines miss:
The drop in interest rates will likely more than offset the increase in home prices.

Let’s say interest rates fall from 7.5% to 6% — a realistic projection for 2026. Even if home prices climb 5–7% during the same period, the monthly payment for a typical home could still decrease by hundreds of dollars.
