I had my first experience at Wild Flour in Parkville recently - what a treat.

It's a real house on Main Street — someone took an old home and turned it into a bakery and kept the bones. Creaky character, a porch, rooms instead of one wide-open floor. There's a row of plants in the window, and every one of them is named after a character from Friends. That's the kind of place this is.

My friend got the cinnamon roll. They are the talk of the town and did not disappoint.

But here's what stayed with me. Some coffee shops seat you like they want you gone — hard chairs, one outlet, a clock ticking. This was the opposite. Couches, corners, the porch. A place built for the long visit with someone you haven't seen in too long. That's exactly what we did.

This is what I mean when I tell people Parkville isn't just the river and the antique shops. It's a downtown you can spend a slow morning in. River town pace, ten minutes from the suburbs.

People think a real estate agent's job is square footage and closing dates. Mostly it's knowing where the good morning is. Which trail is quiet at 7am. Where the herons stand. What it actually feels like to live in one part of this city versus another.

Line Creek runs right through the Northland. It is an 8.4 mile trail that runs from the Northland south to Riverside. It is surrounded by lush trees, serves as home to a variety of wildlife and adjourns Line Creek making it a tranquil retreat from the bustling city.

Six percent of sellers nationally just pulled their homes off the market. The headline makes it sound like fear. It's not fear. It's grief.

I've sat at the table for this conversation. A seller pulls up what the house "should" be worth, and the number they say out loud isn't a market number — it's the number from the year they felt most secure. The year the equity was climbing and the offers were stacking. That number is real to them. It's just not real anymore.

And when the offers come in honest instead of inflated, it feels like the market is wrong. So they pull the listing and wait for a year that already left.

Here in Kansas City, the sellers who are winning aren't the ones holding out for 2021. They're the ones who priced to the buyer sitting in front of them — and most of them are still walking away close to ask. The market didn't turn on you. It just stopped pretending. Kansas City does not care what interest rates are doing.

I pulled the April stats across Clay, Jackson, Johnson, and Platte — prices are up in every single one. Platte County is leading the pack with median prices up over 14% from last year. Inventory is tighter than it was this time last year across the board, and sellers are still walking away within 1–2% of asking.

I've been seeing a real pattern of people moving out of Johnson County and southern Jackson County up to the Northland — and honestly, these numbers explain why.

The market has not softened. The data is pretty clear on that.

It makes sense why you would expect to leave the closing appointment with the keys to your new house but that isn't how it works.

Specifically with a financed purchase, loan documents have to be shared and verified between all parties and the lender must send 'funding authorization'. This can take a bit so it is important to plan accordingly.

I love a mid-morning closing with a celebratory brunch! A lot of times by the time you finish your espresso martini, the transaction has funded and you can head over to your new home!

There are a lot of details to manage when you are navigating a home sale or purchase. Helping you map out the timing of everything from contract to moving trucks is just one of many ways I can help!

One trend I'm seeing right now: more buyers are negotiating seller-paid closing costs as part of their offer. Instead of asking for a lower price, they're asking the seller to cover some of their upfront costs at closing.
It keeps their cash in pocket on day one. And in a market where every dollar counts, that matters.
