I hear this from buyers constantly. "There is just nothing on the market."

Here is the reality. In Marlborough CT, there are typically only a handful of active listings at any given time. But that does not mean there is nothing to buy. It means the market is moving fast and you need a different strategy.

Here is what is actually happening.

The homes you want are going under contract before you even see them. In this market, well-priced homes sell in under a week. If you are checking Zillow every few days, you are already behind.

The best homes often sell before they hit the public MLS. That is where having a local agent with deep connections matters. I hear about homes before they are listed. My buyers get access before the general public.

Some homes that have been sitting are price-reduced sellers who are now motivated. Those are opportunities that only show up if you are paying attention to the market every day.

"Nothing on the market" usually means your search strategy needs to change, not that the market has nothing to offer.
