As of September 25, 2023, Richmond, Virginia allows homeowners to build accessory dwelling units (ADUs) on their single-family lots without needing permission. ADUs are also known as "mother-in-law suites," "granny flats," or "carriage houses". The law includes the following requirements:
Size: ADUs cannot be larger than one-third of the main dwelling's floor area or 500 square feet, whichever is greater. This is to ensure the ADU is subordinate to the main use of the property.
Zoning: ADUs must comply with the zoning district's requirements for setbacks, height, lot coverage, and more.
Location: ADUs must be no more than 500 feet from the main dwelling.
Features: ADUs must include a sleeping area, kitchen, and bathroom.
