Don’t buy a new home with acreage without doing this!

After covid many home seekers are looking for land so they garden, have evening smores by the firepit under the stars & enjoy park-like scenery from their kitchen window!

Here's a tip that many find out too late: Visit the property after rain.

Why?

It reveals by potential drainage issues.

I had a client who reallly loved a house online the sellers even had a dream garden in place. Luckily, we visited the day after a big rain and found the lawn transformed into a mini-lake post-rain!

25 years!!

25 years ago, this group of young men did the impossible! After losing the 1st two games of the season, we went on to claim the first conference championship and a winning streak that ended in the 1st round of the playoffs!

So many great memories!

Gonna get a chance to celebrate with this team and the amazing coaches who poured into us tonight and tomorrow!

It’s such an honor when friends allow you to serve them! I am going to miss trekking through briars and tick infested tracts of land, but i am so excited for my main man Tim to have found a beautiful piece of property that he can transform into a memory-making paradise for him and his family!

If you are a buyer in today’s market, you may be experiencing the pain of low inventory.

One of many solutions is to explore new builds. There are many benefits my buyers have found.

1) Little to no competition. Often the move-in time is longer than most buyers are willing to wait, so the buyer pool is often reduced. And many builders have multiple homes with similar floor plans, meaning you dont ‘miss out’ on a home.

2) Customizations. If you offer on the home early enough, you have the option to ‘upgrade’ on finishes and floorplans. This increases the sales price, but it allows you to get exactly what you want!

3) Seller concessions. Many builders will offer concessions towards closing costs, which is not common in a seller’s market. A homeowner who’s reselling their home is reluctant to offer this as it may drastically affect their take-home payout. If a builder works with one lender, the lender can afford to cut a few costs because of the overall volume the builder generates. The caveat is you have to use their lender.

4) Delayed upgrades/repairs. There should be no need to upgrade or make any major repairs when building. Since you cannot move in til the home is ’approved’ by the locality, everything should be fully operational. This means you have time to save up for any future major repairs.

Things to remember when building.

1) Building new doesn’t mean perfect. I encourage my clients to get an inspection even on a new build. Depending on the size of the builder, there could be multiple crews and bodies at a site. The more hands involved, the more opportunity there is for someone to miss something. Having an inspection gives you the opportunity to get a trusted outside source in to take a look.

2) Have a team on your side. The builder, no matter the size, has a team on their side. It makes sense to have a team on your side as well, taking into consideration your interests. A trusted agent can help you navigate the contract and stay on top of deadlines.

This was a special one!!

We met a year ago on probably one of the hottest days of the year! I showed them a cute rancher, unfortunately, it was on the day that the sellers were making a decision on all offers. It felt too rushed, so they chose to keep looking!

On that first showing, I met their grandchildren, and i was grilled for about 45 minutes while i stood outside the running car literally cooking!

I must have acceptably answered the questions!!

I got to know them and their son and his family. And their story is what i want for me and my children!! Its their story to tell, so ill leave it at that!

When they saw their new forever home, however, it was love at first sight!! I cant wait to catch up with them and hear all of the amazing new memories they make! It really is amazing when someone gets into a home that checks off soooo many boxes!!!

(Thats not their son, BTW!!🤣)

I get to meet some pretty amazing people in this career.

I met a friend for the first time today, on a call. We talked about the weather, allergies, crazy temperature change, her job interview that did not go well, because she has not had a job for years since she purchased a duplex in Church Hill 30 years ago and lives off of the income! $$$

She wasn't ready to sell, but she did pass along a referral, which is always cool!

During our conversation she began to tell me that she was so glad that I called and that I brought a little bit of sunshine even though the sun wasn't shining today! I asked if I could call her everyday, so that she could tell me that! HA!

I know that I'm supposed to 'go for the sale' and 'Always be closing', but I feel like this was a win, even without the referral.

Before she, "Let me go" she said, "I have another mantra that I will pass on to you. Say it in the mirror, I say it when I'm brushing my teeth, but that's pretty hard!"

That Mantra is why I'm sharing this post! I pray that the words bless you like they've blessed me! I pray that you'll repeat these words to yourself and they do not return to you void!

My New Friend's Mantra:
"Inside me is Beautiful things, so today I will create beautiful things."
