In the last 5 day I have toured 2 houses that had MULTIPLE offers on the FIRST day on the market. Both listed in my office and both handled VERY professionally and fairly for all parties. Morals of the story for the Glen Ed market:
1) Sellers, Hire a great Realtor.
2) Be ready for a rush on day 1
3) Have a plan for a multiple offer situation with your Realtor IN ADVANCE.
4) Buyers, Hire a great Realtor.
5) Make sure your Realtor knows your search criteria and is sending you new listings THE DAY they hit the market (at the latest)
6) You MUST be ready to offer
6a) That means pre-approved from a reputable lender
6b) That means if you have a home you need to sell, it needs to be market ready NOW, if not already on the market while you look.

If you follow 1 & 4, you have a great chance at landing the house you've been waiting for when it comes available, and you will be able to sell for a great price in a short time.
