Thinking about buying your first home? Here are the three biggest mistakes I see first-time buyers make β and how to avoid them.
First, many buyers start house hunting before getting pre-approved for a mortgage. This leads to disappointment when they fall in love with a home outside their budget, or worse, lose out on their dream home because sellers won't take their offer seriously without financing confirmation. Get pre-approved first β it shows you're a serious buyer and helps you focus on homes you can actually afford.
Second, buyers often underestimate closing costs and other expenses beyond the down payment. Plan for 2-3% of the home's purchase price in closing costs, plus moving expenses, immediate repairs, and furnishing costs. Having a clear budget that includes all expenses prevents last-minute financial stress.
Third, many first-time buyers skip the inspection to make their offer more competitive. This is risky β inspections protect you from expensive surprises after you own the home. Instead of waiving inspection entirely, consider shortening the inspection period or agreeing to only request repairs over a certain dollar amount.
