Having to have some hard conversations with buyers recently. It's difficult to tell someone that their prequalification from the bank might not be good enough in this market. Houses are already listed at the top of the market and then selling well above asking price. Waiving appraisals or having cash to bridge the appraisal is unfortunately becoming the norm in trying to get offers accepted. If a client can't do either then it's getting harder and harder to compete...
