👉 Arizona is NOT one market.

What’s happening in Scottsdale looks very different from Peoria.
Phoenix behaves differently than Flagstaff.
And strategy matters because of it.

Here’s a quick snapshot of current inventory, median list prices, and average days on market across:

A few things stand out immediately:
• Flagstaff continues to have limited inventory and higher pricing driven by lifestyle + seasonal demand 🌲
• Scottsdale remains a luxury-driven market with longer timelines but strong price points ✨
• Phoenix and Peoria are showing more balanced conditions, giving buyers a bit more breathing room while sellers still need smart pricing strategies 🌵

It’s splitting in two.

I’m seeing homes that are updated and priced correctly still sell quickly—sometimes with multiple offers.

But homes that are overpriced or need work?
They’re sitting longer and starting to see price reductions.

So what does this mean for you?

If you’re a buyer:
There may be more opportunity (and negotiating power) than you think.

If you’re a seller:
Pricing and presentation matter more now than they have in the past few years.

This isn’t a bad market—it’s just a more strategic one.
