Confession time: Who has been to an open house, just for fun, even if they weren't looking to buy a home? 😂⁣

Hosting an open house is a great way to get more potential buyers through the door. Even the "nosey neighbors" taking a tour can help to spread the word about your home. ⁣

Here's a quick checklist I like to use before hosting an open house for my clients:⁣

✓ Lock up or remove valuables⁣

✓ Deep clean and declutter as much as possible⁣

✓ Minimize personal items and family photos⁣

✓ Less is more: Help your buyers picture this as their home⁣

✓ Put out snacks and drinks for the guests⁣

✓ Put out marketing material like flyers and disclosures⁣

✓ Open the windows to bring natural light in⁣

✓ Do a final walk through & see the home through a buyer's perspective⁣

The appraisal came in low. Now what? ⁣

First, don’t stress. There are lots of things you can control in the buying process, but one you can’t? Where that appraisal comes in. Take a deep breath and remember, an appraisal is good — it’s there to keep you from overpaying on a home.⁣

So what to do when the number is punier than your purchase price? Here are your options:⁣

- Appeal it.⁣
- Ask for a second appraisal.⁣
- Negotiate the purchase price with the seller.⁣
- Find more cash to bring to the table.⁣

Now, sellers, listen up; unless you’ve got a cash offer, a low appraisal could be a full stop to your selling plans. Help your home appraise for top dollar by: ⁣

- Providing the appraiser a list of your offers (if you receive multiple ones) to prove the price was right.⁣
- Cleaning and decluttering to have your home looking its best.⁣
- Being present at the appraisal to point out your home’s features (subtly, of course!).⁣

Buying your home was magical. Remember how you played the process like a champ, beat out all those other buyers, and came out on top. Yeah, we see you. Know what else is magical? This week’s for National Homeownership Month. ⁣

Forget all those smelly, expensive, and harsh cleaning chemicals. All you need to magically clean your home is a little baking soda and vinegar, and you’re ready to cast a clean home spell. Use the two to⁣

1. Clean your disposal.⁣
2. Remove residue on pots and pans.⁣
3. Deodorize the fridge.⁣
4. Remove coffee and tea stains on mugs.⁣
5. Brighten laundry (baking soda) and remove odors (vinegar).⁣
6. Scrub bathroom counters, tile, toilets, and grout.⁣
7. Loosen mineral buildup on a shower head.⁣
8. Remove pet stains on carpet.⁣
9. Clean the grill.⁣
10. Kill pesky weeds.⁣

If you're considering whether it's time to stop renting and purchase a home, I want you to keep in mind that the interest rate on renting is 100%.⁣

However, renting has its perks. No maintenance costs, no down payment, flexibility to move, no concern about property value. But the truth is your monthly rent payment is just like paying 100% interest month after month. ⁣

You see, when you toss the financial jargon, interest, at its simplest, is the fee you pay to live in your home. When you rent, that’s what you’re doing. You’re paying a fee month after month, gaining nothing other than a roof over your head.⁣

When you buy, yes, you’re paying a fee (your mortgage) month after month, but you’re gaining SO much more than just a place to call home. You get:⁣

- An appreciating investment (existing-home sale prices rose 14.6% in 2021!)⁣
- Increasing equity (every month, the bank owns less of your home, and you own more!)⁣
- Predictable housing costs (a fixed-rate mortgage will never change)⁣
- Advantages come tax time⁣
- Freedom to personalize however you choose⁣

If you’re waiting for a market crash to snag a cheaper home, you might be waiting for a while. Housing experts predict the market will remain strong for a while for several reasons:⁣

1. Ample homebuyers. With most first-time buyers under 40 and the U.S. population nearing 170 million, there’s no shortage of buyers, which leads to the second reason experts predict a robust housing market well into the future.⁣
2. Low inventory. Too many buyers. Too few homes. It’s simple supply and demand — and experts say it will take at least several years to inject enough new supply to balance out the market.⁣
3. Healthier mortgages. Unlike the 2008 housing crash, tougher lending standards and modern mortgage regulations mean today’s homeowners are less likely to default than those who were approved in the pre-crisis lending period.⁣

Often times when my clients have already gotten a pre-approval letter and are under contract on a house, they'll ask me if it's okay to shop around for different mortgage quotes. My answer? Absolutely!⁣

Even a small change in interest rates can make a big difference over time, so I highly recommend shopping around. ⁣

Their next question is typically this: "Will this impact my credit score?"⁣

According to FICO, you have a 30-day window to shop around for a mortgage - this will all count as one hard inquiry.⁣

Oh, I love it when I'm asked this question—especially in this sizzling market! So sellers, grab a pen and paper, your smartphone, or just your noggin, and let’s crunch some numbers.⁣

Take your selling price and subtract:⁣

1. Mortgage payoff amount
2. Real estate commissions
3. Costs to stage and prep your home
4. Seller concessions
5. Moving expenses ⁣

To celebrate our homeowners, this month I'll be sharing to help you make the most of the place you call home. ⁣

We’re kicking the festivities off this week with a June Home Maintenance Checklist.⁣

1. Clean out gutters and downspouts.⁣
2. Power wash driveway and sidewalks.⁣
3. Clean and repair outdoor play equipment.⁣
4. Check the A/C and schedule maintenance if needed.⁣
5. Prep the grill for summer barbecuing.⁣
6. Clean the dryer vent and exhaust duct.⁣
7. Wash, fold, and organize pool and beach towels.⁣
8. Organize and store school supplies and papers.⁣
9. Replace air filters.⁣
10. Dust ceiling fan blades and set to spin counterclockwise. ⁣
