☀️☀️Good Morning to my realtor friends,

It’s tax time again! I get many questions about paying first half tax through escrow during this time.

Don’t forget to ask your sellers what they do when paying property taxes!

💰 Property tax is Due on 11/1 and delinquent on 12/10!

💰If you have an escrow closing in December, ask your seller — if the seller already paid property tax in November, most cases it will show paid in the county system in time. There is no issue.

💰If you have an escrow closing in December, seller hasn’t pay the taxes, send the check to escrow, escrow will give it to title and pay it directly to the County. This way, it will eliminate duplicate checks and possible withholding funds at the close of escrow.
