While I always advise my clients to get a home inspection, this competitive seller's market has been challenging when up against multiple offers, and it is prompting buyers to waive contingencies.

However, that doesn't mean that buyers need to go into one of their largest purchases without an understanding of the property's condition.

A consultation inspection, also known as a "walk-and-talk" inspection is a shortened inspection that is typically done during a showing, and is one of my secret weapons in this market.

This type of inspection is typically reduced to 30 minutes to an hour, and conveniently fits into the allotted time that is reserved for a showing. The inspector will go over any areas of concern, as well as the home's major components. The one main difference is that an inspection report typically is not provided.

The cost and scope of the walk-and-talk inspection depend on the home and the buyer's preference but expect to pay a few hundred dollars.

These types of "inspections" can help you make a more competitive offer, while still getting a professional inspector's opinion on the condition of the home, and any red flags.

One of the most frequently asked questions I get is 𝕙𝕠𝕨 𝕞𝕦𝕔𝕙 𝕨𝕚𝕝𝕝 𝕚𝕥 𝕔𝕠𝕤𝕥 𝕥𝕠 𝕤𝕖𝕝𝕝 𝕞𝕪 𝕙𝕠𝕞𝕖?

On average, selling your home will cost you around between 7-10% of your home’s sale price. Here are the main fees broken down:

• COMMISSION.
On average, sellers pay 5–6% of the sale price as commission fees, divided between the listing and buyer’s agent.⁣

• TRANSFER TAX.
This is a tax levied on the transfer of ownership or title on a property. This tax can range anywhere from 1-3% depending on your municipality.

• DOCUMENT PREP/ATTORNEY FEES.
These costs are typically minimal. This is the price to manage the closing of the transaction, which includes the signing and recording of the closing documents and the deed.

It is important that your agent puts together a seller net sheet for you to review, which is a document that estimates how much cash you will receive once you subtract the expenses associated with selling your home, as well as your mortgage payoff amount.

Let's talk about the importance of curb appeal when selling your home...

𝔽𝕚𝕣𝕤𝕥 𝕚𝕞𝕡𝕣𝕖𝕤𝕤𝕚𝕠𝕟𝕤 𝕞𝕒𝕥𝕥𝕖𝕣! Buyers will assess the condition of your home within the first 30 seconds of seeing it, and their initial impression instantly sets the tone of the showing and will have an effect on how they perceive the rest of the property. Basically, the state of a home’s exterior usually matches the interior, and buyers know this. On the flip side, good curb appeal can increase the perceived value of a home, and set you apart from the competition.

Here are some tips to create eye-catching charm on a budget this spring:

• Repaint the front door.
This will revive your entry.

• Add or trim plants, shrubs, & trees. A well-manicured lawn will always boost curb appeal and add property value.

• Make sure the house numbers are easily visible and the mailbox is not old and shabby. If so, replace it.

• Wash your windows inside and out. You would be surprised how much brighter (and cleaner) your home will look with sparkling clean windows.

• Power wash & clean your home's exterior and walkway.

• W**d your flower beds, mulch, and cut your grass.

A small investment in your exterior and curb appeal can go a long way when selling your home. After all, you want buyers to 𝘸𝘢𝘯𝘵 to come inside your home and see what else it has to offer.
