Our Story

When marketing a home there are three things CRG (Chrisman Realty Group) looks at to find buyers; Location, Condition, and Price.

#1 Location- Buyers look at school districts, crime statistics, family members that may live in the area and amenities such as parks, libraries, and hospitals when it comes to a location. With our brokerage, KWPP (Keller Williams Professional Partners), CRG has a great network to tap into this dynamic. Not only will your home be listed in the MLS it will also go out on over 250 websites. Keller Williams the number one brokerage in the United States has what we call the KWLS which is international, so a home will go out all over the world. So, this will go out to our neighbors North in Canada. The Valley is a desirable area for those who live in Canada either looking to relocate or finding that winter home. So, we look for these things that may be around the home to be listed and market on these websites to those looking for that special thing when it comes to buying their home.

#2 Condition- CRG always previews a home before consulting on a value. We want to physically see what condition the home is in. This evaluation is always difficult. Sellers like to think their home is the nicest on the block and sometimes it is. When it's not it's time to have a serious discussion. We tell sellers the things that will make their home more marketable and bring a higher value. We have great resources that can help with such things. Stephen was a general contractor for 30 years before becoming a Real Estate Agent. He knows several skilled tradesmen and licensed, bonded, and insured contractors. Due to those relationships there is a trust when it comes to having work performed on a listing. That trust even goes as far if the client does not have the resources at the time of listing the home on having work done. Those trusted contractors will perform the work and willing to be paid at close of escrow. Another difficult thing is telling the seller little things that are easy to do. Such as de-cluttering. We want a buyer to envision that home being theirs’s. When you have a lot of things that make that home yours sometimes turns buyers away. Some just can't see the forest through the trees. We hire a professional photographer to take photos once the home is ready to be put onto the market. If the home is vacant we also do our own staging. Even little touches such as plant goes a long way. We supervise that session to be sure the pictures are just right. Even making sure the smallest things are taken care of like making sure the toilet seat is down.

#3 Price- CRG never talks price at the initial viewing. We like to view the home and see what if anything needs to be done. After viewing we find comps. Real comps. We look at homes that have sold, not homes that are for sale to determine value. We look at every photo on the homes to try to be apples to apples as much as possible. Sometimes that's very difficult. We then look at the repairs that need to be done if any. We look at the cost of those repairs to see if that investment will bring the return. After doing that is when we look at what's currently on the market for sale. We size up the competition and consult with you on all our findings to determine value. We will give you our professional opinion on value, but at the end of the day it's ultimately up to you on price. You are hiring us to sell your home. We do a lot of work just to come up with a marketable price. It does make it hard if we are far apart. Sometimes we might even say we aren’t your people if it comes to that.
