🏗️ Just how far west is Greater Phoenix going to grow?

Here's another Arizona development story I'm keeping my eye on.

A massive development concept has been unveiled near I-10 and 411th Avenue in Tonopah, with an estimated total investment of $6–$10 billion if the full vision comes together.

And this isn't simply another housing development.

Plans envision a combination of data centers, movie-production facilities, amusement parks, hotels, retail, multifamily housing and distribution.

It's important to remember that this is still a proposed vision, and large developments can change substantially along the way.

But from a real-estate perspective, I'm fascinated by the pattern.

We continue seeing major investment push farther across the Valley—bringing employment, infrastructure, commercial development and eventually more demand for places to live.

Real estate doesn't develop in isolation.

Jobs influence housing. Housing creates demand for retail and services. The population creates infrastructure needs. And over time, communities that once seemed “far away” can look very different.

I'm going to keep watching this one. 👀

🏗️ Arizona growth isn't just about semiconductors and data centers.

Boeing is planning a nearly 268,000-square-foot expansion at its Mesa campus, expected to add approximately 260 jobs while supporting specialized aerospace and defense manufacturing.

And behind that expansion are billions of dollars in Apache helicopter production and support contracts.

So what does any of this have to do with Arizona real estate?

Not as simply as you might think.

260 new jobs aren't going to suddenly change Mesa home prices. But long-term employment, corporate investment, suppliers, population growth and economic diversification all contribute to housing demand over time.

And when we look across Greater Phoenix—from semiconductor manufacturing in North Phoenix, to aerospace in Mesa, to massive industrial and technology investment in the West Valley—a much bigger picture begins to emerge.

🏡 The West Valley isn't just building more houses.

That's what caught my attention.

Buckeye and the areas surrounding I-10 are seeing major investment in roads, employment centers, industrial development, retail, infrastructure and housing.

We're also watching enormous projects like Teravalis begin a buildout that could take decades.

None of that means home values automatically go up. There are still important questions involving affordability, interest rates, housing supply, commute times and water.

But when jobs + roads + infrastructure + retail + housing begin developing together, it's worth paying attention.

I took a closer look at what's happening in Buckeye and the West Valley — and what it could eventually mean for the Arizona housing market.

There is a LOT happening around the Valley right now.

TSMC. Halo Vista. Loop 303. Metrocenter redevelopment. New jobs, new roads, new communities and billions of dollars in investment.

🏡 JUST SOLD in Goodyear! 🔑🎉

This closing is a great reminder that there can be more than one path to homeownership.

My buyers just closed on this 4-bedroom, 3-bath home for $370,000 — and they were able to purchase with ZERO DOWN while the seller paid ALL of their closing costs.

That’s a pretty incredible way to get the keys to your new home. 😊

Every transaction has its challenges, and this one had a few moments where we had to work through the details, stay patient and keep everyone moving toward the finish line.

Today, though, none of that matters.

They’re homeowners. 🏡❤️

🏡 Can You Still Afford to Buy a Home in Phoenix in 2026?

It's a question I think a lot of people are quietly asking right now.

You may see headlines saying you need a six-figure income to afford a home in Phoenix. In fact, a recent analysis estimated approximately $118,000 in annual income to afford a median-priced home in metro Phoenix.

But here's what that headline doesn't tell you:

Your income is only one piece of the puzzle.

Your existing debt, credit, down payment, loan program, interest rate, property taxes, insurance and even HOA fees can significantly change what you can comfortably afford.

Someone earning $70K with very little debt could be in a different position than they realize. And someone earning $125K with substantial monthly obligations may have less buying power than expected.

For this week's blog, I broke down what household incomes of $70K, $85K, $100K and $125K could mean for Phoenix-area buyers.

But more importantly, I address the question I think buyers should be asking:

Not “What's the most expensive home I can qualify for?”

But...

“What home can I comfortably afford and still live my life?”
