Inventory dipped slightly from April, while total sales increased. That tells us buyers are still active, but they are being more selective and focused on value.

Here are a few quick highlights:

📌 5,941 Total Sales
📌 77 Average Days on Market
📌 4.39 Months Supply of Inventory

What does this mean?

With current interest rates, the principal & interest payment on a $350,000 home may be closer than many people think when compared to today’s rental prices.

And yes, I know… buying comes with more responsibility than renting.

But here’s the bigger picture:

When you rent, you’re helping someone else build equity.

When you own, part of that payment is helping build your own future.

The goal isn’t to pressure anyone into buying before they’re ready. The goal is to examine the actual numbers, compare them to your current rent, and determine if homeownership aligns with your life and long-term goals.

What if I buy and prices go down?

That concern makes sense, especially with all the mixed headlines out there.

But historically, when you look at home prices over the long term, they’ve generally gone up — with only a few short-term dips along the way. That’s why buying a home has often been less about perfect timing and more about buying when you’re financially ready and plan to stay put for a while.

A few big factors continue to support values over time:
Ongoing housing demand
Limited supply
Inflation pushing costs higher

Of course, every market is local, and timing still matters. But the bigger picture is usually more important than the short-term noise.

Just Sold in Phoenix. 🏡

Every home sale has a story, and this one meant a lot.

My seller was preparing to leave a home filled with memories so she could move in with her children. It was the right next step for her, but that does not mean it was easy.

Sometimes real estate is more than contracts, pricing, and closing dates. Sometimes it means slowing down, listening, being patient, and taking the Realtor hat off for a minute just to be human.

I am thankful we were able to get this home successfully closed, and even more thankful that my seller can now move forward into her next chapter with peace.

We’re starting to see more buyer activity as rates ease a bit and inventory continues to give people more options.

Well-priced homes that show well are getting attention, and in some cases, competition can still heat up quickly when the right home hits the market.

For sellers, this can be a strong window — but strategy matters.

For buyers, this may be a good time to look before more people jump back in.

Here are two things I’m watching right now:

Buyers are paying close attention to monthly payment, condition, location, and whether a home feels move-in ready. Price still matters, but presentation matters too.

The West Valley continues to grow with more dining, retail, entertainment, and major development. That kind of growth can help support long-term housing demand in areas like Goodyear, Buckeye, Surprise, and the surrounding communities.
