~It is all about the timing!~

New builds might be the answer to perfect timing.

We agents do our best to meet our client's timeline and sometimes that may include a New Build.

I do my best to know the following:

1. Financial picture.

Are my clients financially sound to move forward in purchasing a home?

Having an amazing lender can help guide clients to their ultimate goal-buying a house.

Sometimes credit may need work and I encourage my client's to speak with a lender so that they can discuss a plan and prepare themselves mentally for the journey they are about to embark. By knowing the financial plan allows the client to have a peace of mind.

2. Renting?

If at all possible, I do my best to stick with my client's time table.

If clients are renting, I make sure I know when their rental contract ends.

Not all the time will we find a home overnight, but setting a plan and expectations, can keep my client and I focused in finding their Dream Home.

Sometimes it is always good to ask your current landlord if you can go month-to-month after your lease ends to be prepared if there is some slight overlap in the purchase of a home.

Better to be prepared than not at all.

3. Think outside the box!

We all picture our dream home, but sometimes reality can get the best of us.

I encourage my clients to write down their needs vs their wants. This will help them prioritize what matters most.

In addition, by keeping an open mind on the type of home you want and where you want to live can help with the process.

My clients were able to map out their goals, set a plan and execute in the perfect time frame to end up with their Perfect Home!

Finding the perfect home in this market is challenging.

I do my best to work with my clients by listening to their wants and needs. Sometimes we realtors have to take the extra step in guiding clients in the right direction to ensure they truly buy amazing home.

I had the opportunity to close on this beauty. Quick close, all cash, no more than $2k over asking and funds toward a few repairs. Needless to say, my clients were ecstatic!

Sometimes when it comes to relocating-you want to find the PERFECT home. Sometimes that includes finding a short-term rental 1st before purchasing.

I am glad to do both for my clients. Before purchasing their home we were able to find and negotiate a 3-6 month rental and in the process had taken every opportunity to find their home in sunny Arizona!!!

Sometimes the buying process does not happen over night but in phases. Purchasing a home is a big decision and I am here for every step (smile).
