It's the time of year when we start getting those extra crisp mornings and by afternoon it’s hot again. Denver’s local housing market seemed to follow suit. The market remained hot, but there were some distinct signs of cooling.

1. 1% Interest Rate Increase = 10% Loss in Buying Power
2. Offers with Competition are down to 59%
3. Pending Sales increased by 44% from 2019
4. Pending Sales within First Week are up to 33%
5. Average Closed Price is up 15% to $618,367
