August 2023 Real estate update:

The median purchase price for a single family home in the Greater Phoenix area went up 1% since Julu 2023. Sales were up 2.1% compared to July 2023. New monthly listings were 9.1% higher than July 2023. The thirty-year fixed mortgage rate was 7.0% compared tp 6.8% In July. Arizona is still a top destination for relocation. People and companies are bringing net positive tax income to our state. So overall real estate remains stable and positive for the Greater phoenix area. The first quarter of 2021 is another record breaker for real estate in the greater Phoenix area. The supply of available homes is low while the demand remains high. People are moving here from high tax states in droves! The median purchase price for a single-family resale home is getting close to $400,000 and the demand will continue to remain stronger than the supply. Because of this buyers are waiving appraisals and inspections in order to increase their chances for getting their offers chosen. The real estate industry leadership predicts this will continue to be a strong market for the future.

The greater Phoenix Residential Market( Maricopa County) is the best performing market in our country! Low mortgage rates are fueling this busy market despite home prices going up. The supply of homes for sale is still low and the demand to find homes is high...I am seeing bidding wars for every sale I have! One of my listings had 33 showings in 24 hours with 22 offers and ended up selling $25K over asking price! The median purchase price for a home in Maricopa County has risen to $350,000.

Maricopa County has had great personal income growth, job growth and population growth. These factors have led to a big demand in the housing industry with a very limited supply of inventory. This makes this a seller's market with buyers competing for homes. Thus, home prices have continued to increase. Even with the Corona situation we are seeing daily new listings and sales. Even with the temporary job losses we are seeing due to the virus demand has increased by the number of people moving here. The Phoenix market is still strong and we will get through this Corona situation soon hopefully. Stay healthy and keep safe.
