Fun fact: there are some things that I CAN'T share with you as your Realtor regarding neighborhoods.

Why? ↓

Legislation implemented the Fair Housing Act to end housing discrimination based on factors such as race, religion, s*x, disability, and more. Therefore, Realtors are prohibited from discussing the demographic composition of a specific neighborhood because providing such information or opinions about residents can inadvertently lead to discriminatory practices.

While owning a home can be very rewarding, it's crucial to understand ALL of the costs of homeownership before determining whether it's the right time to buy.

Unfortunately, many buyers are caught off guard by the unexpected expenses associated with owning a home. While paying a mortgage every month is expected, the hidden costs can dampen the excitement of moving into a new place (especially if something breaks on day one).

My tip: Before you start house hunting, put together a budget and remember to set aside an emergency fund for anything unexpected that may arise.

Have you thought about selling recently but wondered, "But where will I go?"

You're not alone!

If you need to sell before buying, whether it's because you need the money for the downpayment or wouldn't qualify to hold both mortgages at the same time, a leaseback option may be something to consider!

So, what exactly is a leaseback? It's an arrangement between the buyer and seller in which the seller remains in the home for a set period post-settlement, with the buyer assuming the role of landlord (meaning you, the seller, essentially become the tenant!).

The number one reason? Going over budget.

It's crucial to strike a balance between your "dream" home and financial responsibility. Before you start house hunting, set a realistic budget that aligns with your financial goals and priorities, and STICK TO IT.

This is one of the things I discuss with my clients when we first meet. I encourage them to look under budget so that they don't stretch themselves too thin. Remember: what you can afford and what you want to afford can be two completely different numbers.

A beautiful home is wonderful, but financial stability and peace of mind are priceless.

Showings are one of the most exciting parts of the home buying process. However, they can also feel a bit overwhelming, especially when you're expected to make one of the biggest decisions of your life after just a 30-minute showing.

REAL TALK. 📣

Navigating the home-buying journey can feel daunting and overwhelming in ANY market, let alone the one we find ourselves in now.

Here are a few realities you should understand and prepare for if you're planning on buying a home or moving anytime soon:

➊ You may need to reset your expectations — your first home may not be your "forever" home or your "dream" home... and that's OK! On average, people live in a home for 8 years.

➋ Try not to get too attached to any particular home. You will likely write more than one offer.

➌ Not all agents are created equal. Find one you trust, who you work well with, and who you feel can educate you and guide you through the largest transaction of your life.
