You got the house - congratulations! Now for your final walk-through it's your last opportunity before closing to verify that the home is in the agreed-upon condition, all negotiated repairs are complete, and no new damage has occurred since your last visit.
Keep this general checklist in mind:
• Agreed-Upon Repairs: Check receipts/invoices and completion quality of all repairs negotiated after the initial home inspection.
• Fixtures and Inclusions: Ensure all items specified in your contract to remain (e.g., specific appliances, window treatments, lighting fixtures, or wall-mounted TVs) are still in the home.
• Systems and Outlets: Turn on every light switch, test electrical outlets (bring a phone charger), run the garbage disposal, and turn on all faucets to check for water pressure and leaks under the sinks.
• HVAC and Appliances: Turn the heat or air conditioning on to ensure it cycles properly. Test all built-in appliances like the oven, cooktop, and dishwasher.
• Doors and Windows: Open and close every door and window, confirming they lock securely. Check for broken or damaged window screens.
• Walls, Floors, and Ceilings: Scan for new dents, scuffs, or holes that may have occurred when the seller moved out. Look at ceilings for signs of active water leaks.
• Check for Leftover Junk: The seller should leave the home in "broom-swept" condition. Check closets, the attic, the basement, and the garage to make sure all their personal belongings and trash have been removed.
• Exterior: Do a quick lap around the exterior. Ensure the roof, siding, and landscaping look the same, and check that garage door openers and exterior hose bibs work.
