😤 Losing offers is exhausting. And honestly? It’s usually the same few reasons every time.

Here’s what’s getting in the way — and how to fix it:

❌ Not being truly pre-approved A pre-qualification letter isn’t the same thing. Sellers know the difference and so do their agents. Get fully underwritten before you start touring. 📋

❌ Low-balling in the wrong market Coming in $20k under asking on a well-priced home in a good neighborhood isn’t a strategy. It’s a rejection letter. Know when to negotiate and when to come correct. 💸

❌ Too many contingencies Inspections — yes, always keep those. But stacking contingency on top of contingency on a competitive home tells the seller you’re not serious. Tighten it up. 🔧

❌ Slow response time Your agent takes 4 hours to submit an offer in a fast market? That’s a problem. Speed wins. ⚡

❌ Letting emotions lead Falling in love before you have a strategy is how you overbid on the wrong house OR miss the right one overthinking it. Feel the feelings, then make the move smart. 💛
