One of the biggest myths in real estate is that everyone else knows what they’re doing.

They don’t. 😄

There are no silly questions when you’re making one of the biggest financial decisions of your life.

One of the biggest misconceptions about buying a home is that once your offer is accepted, you’re done.

In reality, that’s when the behind-the-scenes work really begins. 🏡

Over the next few weeks you’ll likely go through:
🔑 Earnest money
🛠️ Home inspection
📋 Appraisal
💰 Final loan approval
🚪 Final walk-through
🎉 Closing day

It can feel like a lot, but every step is there to help protect you and make sure everything is ready before you officially become the owner.

My biggest advice? Don’t panic if it feels like nothing is happening. There are a lot of moving pieces behind the scenes between your lender, title company, inspectors, and everyone involved in the transaction.

A good agent keeps everything moving, keeps you informed, and helps make sure nothing falls through the cracks.

Real estate has a language all its own, and if you’re buying your first home, it can feel like everyone else already knows the terms.

Earnest money is one of those phrases that sounds more intimidating than it really is.

It’s simply a deposit that shows a seller you’re serious about your offer. In most cases, it isn’t an extra fee you’ll never see again. It usually becomes part of what you already planned to pay at closing.

The important part is understanding when it’s refundable, when it isn’t, and how your contract protects you.

No one expects you to know all of this before buying a home. That’s part of my job!

If I could sit down with every buyer before they started looking at homes, these are the five things I’d want them to know.

🏡 **Get pre-approved before you start shopping.**
Knowing your budget early helps you focus on homes that truly fit your goals and allows you to act confidently when you find the right one.

📍 **Don’t fall in love with photos alone.**
Some homes show better in person than they do online, and others are the opposite. That’s why seeing a property for yourself is so important.

💰 **Plan for more than the purchase price.**
Your monthly payment is only part of the picture. It’s helpful to understand other costs that may come with homeownership so you can budget with confidence.

✨ **No home is perfect.**
Every property comes with trade-offs. The goal isn’t to find a perfect home, it’s to find the one that best fits your lifestyle, priorities, and long-term goals.

🤝 **You don’t have to figure it all out on your own.**
Buying a home is a big decision, and having someone to guide you through the process can make it feel much more manageable.

The buying process can feel overwhelming at first, but a little preparation goes a long way. Asking questions early, understanding your options, and having a plan can help you move forward with confidence.

It usually starts the same way.

*”We’re just looking.”*

No pressure. No expectations. Just seeing what’s out there.

Then you walk into a home that feels different.

Suddenly you’re talking about where the dining table would go.

You’re picturing summer barbecues in the backyard.

You’re already choosing paint colors in your head.

Before you know it, the conversation changes from *”Let’s keep looking”* to *”What do we need to do if we want this house?”*

🤞 Refreshing your phone while waiting to hear if your offer was accepted.

🔑 Holding the keys for the first time and realizing the entire journey was worth it.

Buying a home is exciting, emotional, and sometimes a little stressful. But it’s also one of the most rewarding milestones for so many people.
