Restaurant operators ask me this all the time...

"Should I prioritize parking or foot traffic?"

The answer: It depends on your concept. ๐Ÿ‘‡

๐Ÿ” QSR & Takeout Concepts
Convenience is king. Easy parking, quick pickup access, and delivery-friendly locations can drive significant sales.

โ˜• Cafรฉs & Coffee Shops
Foot traffic often wins. Being visible to commuters, office workers, and neighborhood residents can create daily repeat customers.

๐Ÿฝ๏ธ Full-Service Restaurants
A balance of both is ideal. Guests may be willing to drive, but convenient parking can influence where they choose to dine.

๐Ÿš‡ Transit Can Change Everything
In Queens and NYC, proximity to subway stations often matters more than parking availability.

๐Ÿ“ Know Your Customer
The real question isn't parking or foot trafficโ€”it's how your customers prefer to access your business.

๐Ÿ“Š The Best Locations Match Consumer Behavior
Successful operators choose locations based on data, demographics, and customer habitsโ€”not assumptions.

๐Ÿ’ก Pro Tip: I'd rather have the right customers walking by every day than a large parking lot with the wrong audience.

๐Ÿ‘‡ What's more important for your concept: Parking or Foot Traffic?

This article explains how using $40,000 from a 401(k) to buy a home can create substantially more long term wealth than leaving the money invested. It walks through a real world example showing how home appreciation, leverage, and loan paydown combine to produce nearly $100,000 more equity in just seven years. It's a powerful reminder that, like a 401(k), homeownership is also a tax advantaged investment and one that often accelerates financial growth even faster.

๐ŸŒ๐Ÿก Proud to Share What Weโ€™re Doing Through the Global Community at LIBOR! ๐Ÿ‡ต๐Ÿ‡น

I wanted to share this because many people donโ€™t realize some of the incredible opportunities available through the global real estate network.

Recently, members of the Global Committee at the . traveled to Lisbon, where they were hosted by of . During the trip, they toured a variety of residential and investment developments while learning firsthand about the Portuguese real estate market.

One of the great benefits of being involved with the global side of real estate is the relationships we build through international partnerships and trade agreements. These connections allow REALTORSยฎ to collaborate with trusted professionals around the world and provide valuable resources for clients interested in international opportunities.

Nuno leads one of the top-performing Keller Williams teams in Portugal and the world, and itโ€™s been a privilege to build a professional relationship with him. While I wasnโ€™t able to attend this trip, Iโ€™m excited that fellow REALTORSยฎ had the opportunity to experience it and bring that knowledge back to our community.

The best part? You donโ€™t have to serve on a committee to build these kinds of global relationships. Any REALTORยฎ can expand their network internationally. It starts with being willing to introduce yourself, build relationships, and put yourself out there.

Real estate is local, but the opportunities can be global. ๐ŸŒŽ๐Ÿค

One of the biggest questions Iโ€™m getting right now is: โ€œWhatโ€™s going to happen with the housing market in the second half of the year?โ€

And it makes sense why everyone is asking.

Affordability is tight. Rates feel high. Prices do too.

And people want to know if the second half of the year is going to be better.

Here's the honest answer. A lot of it depends on what happens with inflation โ€“ and the lingering uncertainty overseas. But even in todayโ€™s market, thereโ€™s opportunity, if you know where to look.

Want a breakdown of whatโ€™s impacting the market, where experts think things could go from here, and what you can actually do about it?

Send a DM or drop a comment below and I can send you over an article that breaks it all down.

One of the biggest lessons Iโ€™ve learned this past year is that real estate is about so much more than buying and selling homes.

While touring the Bronx with and learning more about community advocacy, it reinforced something Iโ€™ve been discovering through my own business: the most successful Realtors arenโ€™t always the most transactionalโ€”theyโ€™re the most connected.

Lately, Iโ€™ve been walking my neighborhood and putting out door hangers. What surprised me wasnโ€™t the marketing itself. It was the conversations.

People stop and talk. They share stories. They ask questions. Over time, youโ€™re no longer just another person walking down the block. Youโ€™re someone they recognize. Someone they know. Someone they trust.

The same thing happens with social media. Sometimes I meet people for the first time, and they already feel like they know me because theyโ€™ve seen my content. But there is something special about building those connections right in your own neighborhood.

As Irene has taught me, the goal is to become a resource. When you consistently show up, help people, and contribute to your community, trust begins to grow. And when the day comes that someone needs help buying, selling, leasing, or simply finding the right resource, they know who to call.

Relationships first. Transactions follow.

๐Ÿค Be known.๐Ÿ˜๏ธ Be present.๐Ÿ“š Be a resource.โค๏ธ Serve your community.

๐Ÿšถ๐Ÿฝโ€โ™‚๏ธ๐Ÿก Neighborhood Door Hanging: Taking Action Despite the Uncertainty

Yesterday and today, I spent some time walking around my neighborhood, delivering door hangers and introducing myself to homeowners.

Whatโ€™s interesting is that when you first start, thereโ€™s always that uncertainty. ๐Ÿค” Will people read it? Will it end up in the trash? Will anything come from it?

But something changes once you actually start doing the work.

You stop worrying about whether itโ€™s going to work and focus on the activity itself. ๐Ÿšถ๐Ÿฝโ€โ™‚๏ธ๐Ÿ“ฌ

Along the way, you meet people, have conversations, learn about the neighborhood, and sometimes opportunities appear where you least expect them.

Itโ€™s a reminder that not every seed you plant will grow, but none of them can grow if you never plant them. ๐ŸŒฑ

Who knew that simply walking around your own neighborhood could lead to meaningful connections and potential opportunities?

One door at a time. One conversation at a time. One day at a time.

One of the biggest mistakes restaurant operators make?
Judging a space based on how it looks today instead of what it could become tomorrow.

The truth is, some of the most successful restaurant locations started as spaces that most people overlooked ๐Ÿ‘‡

๐Ÿ‘€ Look Beyond the Cosmetics
Old flooring, outdated paint, or worn fixtures can be fixed. Location fundamentals can't.

๐Ÿ“ Focus on the Trade Area
Who lives, works, and shops nearby? The customer base matters more than the current appearance.

๐Ÿšถ Evaluate Traffic & Visibility
A plain-looking space on the right block often outperforms a beautiful space on the wrong block.

๐Ÿ’ฐ Find Value Others Miss
Less competition for overlooked spaces can create better lease terms and lower occupancy costs.

๐Ÿ”ง Think Potential, Not Perfection
Many successful cafรฉs, QSRs, and restaurants were built by operators who saw opportunity where others saw problems.

๐Ÿ’ก Pro Tip: Don't ask, "How does this space look?" Ask, "How will this space perform?"

๐Ÿ“ฒ Considering a restaurant, cafรฉ, or QSR location in Queens or NYC?
Letโ€™s evaluate the opportunity based on data, demographics, and profitabilityโ€”not just first impressions.
