I’m at my neighbor’s house that I’m selling right now (they moved to Portland) - cleaning the toilets and getting a giant island installed for them by meeting the installers and running their water! AI can’t replace me, y’all! Hope your Saturday is good! 🤪

Phoenix Metro real estate market check-in for June! 📊

Here's what stood out:
🏡 Active listings down 5% year-over-year — inventory is thinning out
📈 Buyers under contract up for the 12th month in a row
💰 Price declines are shrinking (now 2-3% down YoY, vs. 3-4% before)
⏱️ Homes taking a little longer to sell — 85 days on average

One thing worth explaining: the average sale price jumped 4% to $614,829, but the median barely budged (up just 0.22% to $450,000). That's not typical homes suddenly worth more — it's more luxury homes selling. Good to know if you're watching "prices" and wondering what's really going on!

And not every neighborhood is telling the same story. Scottsdale and Paradise Valley are still hot for sellers, while Tempe and San Tan Valley are tilting toward buyers.
