It's been one crazy busy day!

We are officially under contract on the Day Care for $525,000 Cash, as is, non-refundable earnest deposit.

My Sun City sellers just closed on the home on their inherited home on Rosewood where we were able to bag a full list price no seller concessions offer in 3 days.

My first time home buyers were able to close on their home with a down payment assistance program where they received $7,500 that they used towards down payment, closing costs, home warranty and appraisal! We were able to negotiate an additional 3% seller credit that we used to buy their interest rate all the way down to 5.625%. Down Payment Assistance Programs are back!

First, the funding sort of fizzled out. Then the market was so hot over the last few years that sellers would often skip over them for more favorable terms from cash or higher qualified buyers.

Now, they're back! And you've got options! Just in time for buyers to be able to take full advantage. Right now, sellers are more than willing to contribute towards a buyer's closing costs to make the deal even sweeter.

The National Association of Realtors is forecasting a 7% drop in home sales in 2023 & a flat 0% home price appreciation. Then right back to a 10% increase in sales and a 5% increase in pricing come 2024. What do you think?

Congratulations to my awesome seller, Annie for closing on her home in Surprise Farms today! She's on her way to California now!

Interest rates have calmed down quite a bit lately to just around and below 6%. Buyers are starting to come out of the woodworks and inventory is slowly trickling below 16,000 homes again.
