5 mistakes I see homebuyers make 👇
Buying the right home isn’t just about finding a house you love. It’s also about knowing what to look for, what to avoid, and when to walk away.
1️⃣ Falling for the online photos.
Wide-angle lenses can make almost any home look better. A house can feel completely different in person. See it for yourself—and if you’re serious, go back at a different time of day.
2️⃣ Skipping inspections.
Trying to make an offer more attractive by giving up important due diligence can become very expensive. There are often smarter ways to strengthen an offer without taking on unnecessary risk.
3️⃣ Forgetting the hidden costs.
Closing costs, moving expenses, immediate repairs, furnishings and unexpected expenses add up. Keep a cushion beyond your down payment so getting the keys actually feels exciting—not stressful.
4️⃣ Ignoring resale value.
You may not be buying your forever home. Think about the next buyer, too. Busy roads, awkward layouts, limited bathrooms or other compromises that bother you today may also affect resale later.
5️⃣ Maxing out your budget.
Just because you’re approved for a certain amount doesn’t mean you need to spend it. Decide what monthly payment feels comfortable first, then work backward to your purchase price.
The home you choose matters. The strategy you use to buy it matters just as much.
