Building from a lot up sounds like the dream until you price the timeline and the decisions. Going with a builder has real advantages worth weighing. The site work is solved, the costs are more known, and the choices are curated instead of infinite, which sounds limiting until you're 300 decisions deep and exhausted. Custom gives you control and charges you for it in time, money, and risk. Neither is wrong. They're different tradeoffs, and knowing which fits your patience and budget is half the decision.

Downsizing isn't really about less square footage. It's about the right square footage in the right places. Empty nesters often chase a smaller number and end up in a home that fits worse than the one they left. The question isn't how big, it's how it flows. One story or two. A kitchen that opens to where you end up sitting. A guest room for when they come back. Space you use daily instead of space you heat and clean for no one. Design for the life you have now, not the one you're leaving.

Walk the route you'll take a thousand times, from the garage or driveway to where you set things down. If that path runs through the formal living room, past the good rug, and around a corner before you reach a counter, you'll feel it every single week. Homes that work have a landing spot near the entry you use most, and a clear route to the kitchen. It's the most repeated trip in the house and almost nobody tests it during a showing.

A pantry two rooms from the kitchen goes unused. A linen closet by the front door does nothing for the bathroom. A garage with no depth behind the cars isn't storage, it's parking. Great rooms with a fireplace, a window bank, and three doorways leave almost nowhere for a sofa to sit right. Bedrooms with two doors and a window in the wrong place will fight your bed. Before you fall for a room, find where the furniture goes. A room that can't hold your life is just square footage you paid for.

You don't need to renovate everything the week you move in. There's an order to these things, and rushing it usually costs more. Live in a home a few months and it starts telling you what needs changing, which is rarely what you assumed on the tour. There's also a sequence. Take down the wall before you lay the new floor, not after. Move the plumbing before the tile, not through it. Homeowners who phase their upgrades spend less and regret less.

Anyone else check the sun before the square footage?

In Arizona, which way a home faces isn't a detail, it's a utility bill and a lifestyle. West facing glass turns a beautiful room into one nobody uses from May through September. North light stays even all day. A patio with afternoon shade gets used, one without it doesn't, no matter how nice the pavers are. Two identical floor plans on the same street can live completely differently depending on how they were set on the lot. Tour at the hour you'd normally be home.
