One of the questions I hear is, "Do we really need a pin and stake survey?"

In one of my current transactions, we requested that the seller pay for one. It ended up revealing that a three-foot-wide strip of the property had been maintained by the neighboring property for who knows how long.

That's exactly why surveys can be so valuable. They clearly identify property boundaries, help prevent future disputes, and give buyers confidence that they know exactly what they're purchasing.
