Buying a home in Chicago and the North Shore Sububrs is one of the biggest financial decisions in a person's life.

And the behind the scenes work is where deals are made or lost.

That's where I spend most of my time.

Calling listing agents, reaching out to my network, and finding homes before they hit the MLS.

Doing diligence on properties before you waste your time touring one with major red flags.

And when it's time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

The buyers who win in Chicago/Suburbs aren't the ones who waited for the perfect market...

They're the ones who got creative and made a plan while everyone else waited on the sidelines.

Here's what we did:

- Offered within 2 hours of seeing the home- hesitation loses offers!
-Offered Inspection with no requests- AS IS
- Offered preferred closing date of the seller (even though it was 60 days!)
-Offered on a home that was on market for 2 weeks (which is really long in today's markets!)

Not every home for sale is priced the way it should be.

And not every homeowner is as firm as they seem.

Sometimes the listing is already telling you there's room to negotiate. You just have to know what to look for. 👀

There are a few other signs that a trusted agent can help you spot.

Things like a home that's been expired and re-listed...

or ones where the data shows it's overpriced for that neighborhood.

Buy a house in Chicago or the suburbs?
