After a slower July, the local real estate market showed a slight increase in activity during August. While the market has become more balanced, certain property types continue to generate strong interest from buyers.

Lake Minnewaska properties remain in high demand, as do single-family homes priced at $250,000 or less (check out the new listing at 515 1st Street NE-Glenwood). These segments continue to attract buyers and, in many cases, are seeing strong showing activity.

At the same time, we are seeing an increase in price reductions as sellers adjust their expectations and work to attract buyers before we enter the traditionally slower real estate months of winter. Proper pricing and presentation are becoming increasingly important for sellers who want to stand out in today's market.

Although we are still in a seller's market, buyers have gained more strength and negotiating power compared to earlier in the year. Buyers who are prepared and know what they are looking for, may find more opportunities and greater flexibility than they have seen in recent months.

As we move into fall, it will be interesting to see how market activity develops. For both buyers and sellers, understanding the current local market and pricing trends is more important than ever.
