Why Buyers and Sellers Are Stuck
Navigating today’s real estate market feels a bit like a game of freeze tag—higher mortgage rates are giving buyers pause, with many deciding that monthly payments just don’t make sense right now. As a result, pending sales are tapering off, and fewer house hunters are making the leap to actual offers. On the flip side, many homeowners are holding tight to their current homes, not wanting to give up their lower mortgage rates—so new listings remain scarce. This creates a unique standstill: buyers are waiting for more favorable payments, while sellers hesitate to let go of affordable loans, and the pace of transactions stays sluggish. With over two decades guiding clients through all sorts of market conditions, I’ve learned that understanding these dynamics—especially for those facing major life transitions or relocations—can make all the difference in planning your next steps.

More Homes Hit the Market as Demand Cools
There's been a noticeable shift in the housing market recently: in the four weeks ending August 23, new US listings ticked up by 0.4% week-over-week, and total homes for sale increased by 0.5%, reaching their highest point since early Q2. While inventory is growing, pending home sales have dipped by 1.1%—now at a six-month low. With the average mortgage rate hovering near 7%, a 13-month high, many buyers are pausing their search despite the expanded options. The median home-sale price has also climbed 1.9% year-over-year, now above $400,000.

For those actively shopping, these conditions can mean more negotiating power—especially when homes have been listed for several weeks. Sellers who price realistically, rather than chasing last year’s numbers, are finding more success. After 22 years helping North Shore buyers and sellers navigate all types of transitions, I’ve seen how the right pricing strategy and timing make all the difference in a shifting market. Whether you’re exploring options or preparing for a move, staying informed is key to making confident decisions.

Waiting until fall won't make homes more affordable, but here's what will
Many buyers hope that waiting until fall will make homes more affordable, but the numbers tell a different story. Right now, the income needed for a median-priced US home has climbed to over $120,000—nearly double what it was not long ago. With mortgage rates around 6.5% and prices still on the rise, holding off isn't likely to open new doors. Most buyers put down 6-9%, but there are low or even zero down payment options if you prepare thoughtfully. Drawing on my 22 years helping buyers and sellers on the North Shore—especially those navigating major life transitions—I know that careful preparation and understanding your options are what truly make a difference in reaching your real estate goals.

US Confidence Hits Seven-Mo Low
As someone who’s guided North Shore clients through many market cycles, I pay close attention to shifts in consumer confidence and what they might mean for those making big life moves. In mid-Q3, Americans reported feeling more positive about current conditions, with the present-conditions index jumping about 7 points to 121. Yet, when looking ahead, many grew more cautious: the expectations gauge fell by roughly 6 points to 68—a level that’s often been linked with recession risk. Early Q3 also saw employers cut 23,000 jobs and a slight uptick in unemployment to around 4%, but this was mostly due to people stepping away from the workforce rather than an uptick in hiring. Despite this softer outlook, homebuying optimism only dipped slightly and even continued to rise, while about 61% still believed interest rates would go higher. With federal rates holding steady and little sign of quick relief, it looks like borrowing costs will remain elevated through the end of the year. For those navigating a transition—whether relocating or considering life changes—understanding these trends helps set realistic expectations and plan for a smooth move.

More Homes Hit the Market as Demand Cools
We're seeing a notable shift in the housing market lately: over the four weeks ending August 23, new US listings edged up by 0.4% week-over-week, and total homes for sale climbed 0.5%, marking the highest inventory since early Q2. Yet, even as options expanded, pending home sales dipped 1.1% to a six-month low—proof that many buyers are weighing high housing costs carefully, despite having more choices. The median sale price nudged up 1.9% year-over-year to just over $400,000, with average mortgage rates hovering near 7%, the highest in over a year. For those actively searching, this environment is opening doors for negotiation, price cuts, and concessions, especially on homes that have been listed for several weeks. As always, realistic pricing is key for sellers in this evolving landscape. With over two decades of experience guiding buyers and sellers through times of change, I understand how important it is to navigate these transitions with clear information and careful strategy.
