One of the things I love most about Arizona is that there’s always something new to experience with family and friends.

This Father’s Day weekend, families across the Valley will be enjoying everything from scenic cruises aboard the Dolly Steamboat and rounds of golf to local restaurants, breweries, and community events. It’s a reminder that the places we call home are about so much more than the houses themselves.

Arizona buyers and sellers, here’s an interesting housing trend worth paying attention to this week.

A recent study found that a record 242 cities across the United States now have starter homes valued at $1 million or more.

Many of these communities are located in California, New York, Massachusetts, Washington, Colorado, and Hawaii, where rising home prices have dramatically changed what first-time buyers can afford.

One reason Arizona continues attracting people from around the country is that buyers often find more value, more space, and more lifestyle options throughout communities like Chandler, Gilbert, Mesa, Queen Creek, Peoria, and Phoenix compared to some of the nation’s most expensive markets.

That doesn’t mean buying a home is easy today. It simply means opportunities still exist, especially when buyers have a plan and work with professionals who understand the local market.

Thinking about house hacking? Here's what you need to know before you dive in.

Zoning and local regulations are non-negotiable. ADU legality, short-term rental rules, and multi-family zoning vary dramatically by city and neighborhood. What's allowed three blocks away may not be allowed on your property. Unpermitted units create liability headaches that outlast the savings. Do things by the book from the start.

Be honest about lifestyle fit. Sharing a property with tenants — whether strangers or family — requires a certain temperament and a willingness to handle uncomfortable conversations. Clear boundaries and realistic expectations matter.

And always run conservative numbers. If the math works with vacancy and maintenance built in, you're solid. If it only works at 100% occupancy, it's a risk.
