So, what does all of this mean for you? Here’s the scoop—straight from my playbook as I help first-time buyers like you!

Step 1: Talk to a Local Lender
Before we get too far into the fun stuff (house tours!), it’s essential to have a conversation with a local lender. They’ll get you pre-approved and give us a solid budget to work with. And don’t worry, I’ve got great lender recommendations, and you could have that pre-approval letter in hand in as little as 24 hours.

Pro Tip: Don’t Stretch Your Budget Too Thin
Just because you’re approved for $500K doesn’t mean you have to spend that much. I always tell my clients: There’s no point in buying a house that’s going to leave you strapped for cash—especially if you can’t throw a killer dinner party in your new place!

The Process is Simple
Let’s Meet: We’ll chat about what you want in a home, your budget (based on what your lender says), and go over the latest paperwork.
Home Search Time: Now the fun part! We’ll set up a custom home search, and you’ll get to tour homes that match your needs (and your budget!).

First day back to work!! Started with some baby snuggles and floor time, then fueled up with coffee and creativity at ! (Obviously had the pumpkin latte and the burrito was amazinggggg) Worked on my Jefferson County Fall Local Guide while the little guy eyed everyone in the shop-multitasking mama mode activated! Finished up in a dark office while the bebe napped with some trainings, putting final touches on my newsletter, and following up with some potential fall clients! Balancing it all one sip at a time 😅

If you’re wanting to sell your home before April 2025-trust me when I say that waiting to take your outside photos could cost you thousands of dollars. Landscaping can affect your homes value by up to 10%
one way or the other.

Don’t get me wrong, I LOVE Fall: plaid everywhere, pumpkin spice, the sound of crunching leaves on the pavement. I love rolling up to a beautiful house with the fall colors surrounding it. It’s adds some magic to my home tours and puts my buyers in a nostalgic frame of mind.

But you know what I don’t love?

Trying to drum up excitement with those buyers when every photo of a home for sale towards the end of fall and into winter is brown and dead looking. Bare trees, dead grass, and wilted flowers. Instead of it being a magical time, buying a home during the coming part of the year becomes tedious because buyers have a hard time getting excited about something that isn’t showcased at its best.

Do you know what really helps this whole situation?

Taking your outside pictures NOW. The trees look gorgeous, your grass is still going strong, and you’ve probably started decorating your porch to have a cute fall theme! Buyers click through those photos with excitement. Especially when everything else on the market looks like they took their pics during the Dust Bowl.

🎉🎉My relocation clients are going to LOVE their new home.

When we first had our buyer consultation back in February, their number one thing was that they really wanted to feel like they lived in Colorado. They wanted a mountain home with stunning views. Floor to ceiling windows would be amazing!

I knew finding their dream home in this low inventory market was going to be tough, but I got to work! I sent letters and called homeowners in neighborhoods they loved and searched tirelessly. Finally this gem popped up. I practically ran up the mountain because I just knew it was the one.

Because my clients are purchasing from out of state I created a video tour for them, showing them the fantastic views and pointing out anything of importance as I walked through the house.

My clients were in love (OBVIOUSLY). We jumped on a conference call later that day and worked out a great offer. We learned there was one other offer on the table, but we were not deterred! I negotiated some sweet items to be included
at an even sweeter price point! My buyers couldn’t be more thrilled and I’m so thrilled for them! Colorado here you come!!

Matchmaker, Matchmaker, make me a match! As I help you search, I want you to ask yourselF 3 clarifying questions.

What is the #1 reason you want to be in a relationship (with your home or with your spouse!)?

This should be the driving force behind the decisions you make throughout the home buying/dating process and ultimately, the reason why you choose the home you purchase.

#2 What are your must haves (and deal breakers)?

When you’re in the “young love” stage, it’s a struggle to look past the superficial things. His eyes, sweet texts, and charm are like the equivalent of paint colors and decorations and interior finishes.

Those things come and go, but what you’re left with are the bones of the house (or the person). The layout (his character), the square footage (his personality), the location (his life experience)...these things don’t change.

So who are they when all the charm is stripped away? When you’re clear on what matters to you, it’s a lot easier to make relational decisions, both in marriage and home ownership!

#3) What kind of lifestyle are you looking for?

You can fall in love all you want, but if you want to stay in your hometown and work in your family business and your partner wants to travel the world and never settle down, it’s not going to work.

In the same way, you can fall in love with a home, but if it’s in a location you don’t love or requires so much maintenance you won’t be able to sleep in and enjoy the slow weekends you love so much, it’s not a good fit.

As we look at each possible match and you ask youRself these questions, it will eventually become clear which home is the one for you! That’s when it’s time to propose!

MakinG an offEr can be a scary sTep, but it’s a lot easier when you know it’s the one for you (and when you have a pro on your side walking you through each step like I aM!)

Some negotiAtions are possible but I’m sure it won’t be long until the seller says, “Yes, yes, a thousand times yes!” and you aRe officially under contRact!
