I have fielded hundreds of calls/texts/emails from Realtors all over the Country. I'm being impersonated, so please report this if you receive it!

**SCAM ALERT** This has been a nuisance for months now. Someone under the guise of Cathy Schneider is sending mass emails out with the subject line ‘Referral’ with the following message.

PLEASE REPORT IT AS PHISHING through your email provider and DO NOT CALL number provided. Some poor soul has been bombarded with phone calls from this scam.

And that outlook address is not our business email address… it’s fabricated.

THOUSANDS of these emails have gone out and the Colorado Bureau of Investigation, FBI – Federal Bureau of Investigation nor any other major agency that should be looking into a fraud case like this refuses to do anything. We wonder if the National Association of REALTORS® might have some guidance…

Megan Aller - First American Title Denver sends us these incredible stats regularly. I'm trying to hurry up and get my ducks in a row to buy before rates go back down and I'm competing with several other buyers again. Keep in mind, that this is ALL housing types. Condos are a LOT slower to sell, and it's taking us 3x longer and 10x more work to get anything to the closing table, as the few buyers that have chosen to not sit on the sidelines have a lot more negotiating power and inventory to choose from.

According to Megan:

"Here are some key trends and statistics to consider:

- Our inventory levels are up significantly compared to a year ago, with a notable increase in active listings.
- Although the number of new listings has slightly decreased recently, overall listing activity is expected to grow until September.
- Pending transactions have increased, indicating a rise in buyer activity and interest.
- The predictive month’s supply of inventory has risen, reflecting a healthier balance in the market.
- The odds of selling have slightly decreased, but overall market trends remain strong compared to historical baselines.
- Showings and the average number of shows per property have decreased, giving buyers more time to make informed decisions.
- Price reductions are slightly lower this week, but still indicating that sellers are more willing to negotiate to close deals.
- As we move into August, with schools starting, the market typically cools down. This is a prime time for buyers to negotiate favorable deals with motivated sellers."
