Alright Wayne County folks. Are you a buyer or an agent making offers and coming up short in multiple offer situations? Or are you a seller getting an offer where the buyer is asking you to pay closing costs and you want to know what is typical for your price range? It pays to have some info available to you to help you make some good decisions.

I did some analysis of the past 3 years just for the month of September. While I donโ€™t have enough space to go over each price range category, I can give you some overall numbers that are REALLY interesting.

In 2018, sellers weโ€™re contributing on average about $3100, towards buyers closing costs with an average of 24% of sellers contributing no money.

In 2019, the trend went a little higher in favor of buyers. Sellers were contributing about $3500 on average. Only 21% of sellers contributed nothing in their transaction.

In our HIGH demand LOW inventory market of 2020, the trend is shifting heavily in favor of sellers. The amount on average that sellers are contributing has dropped a full $1000 on average to $2500 and 33% of sellers are contributing nothing.

This has been an interesting result of our current market and how buyers and sellers are negotiating with each other.

๐ŸกIโ€™ve been really interested in tracking the average home prices in Wayne County through this year. More specifically I was curious about the peak real estate season (June-Aug)๐Ÿก

๐Ÿ“ˆNot surprisingly, weโ€™ve seen a pretty steady increase. When I compared June-Aug2019 vs June-Aug2020, the average price of a house sold in that time period increased a full $10K. We went from $180K to $190K๐Ÿ“ˆ

๐Ÿค”Pretty interesting stuff. The fact remains right now that this price increase is a function of lower than normal inventory and a high amount of qualified buyers with a higher buying power because of VERY VERY low interest rates. So I expect this trend to continue for now๐Ÿค”
