😂🏡 FUN FRIDAY
Things homeowners say right before an inspector finds something interesting… 👀🔍
😂 “It’s always been like that.”
😅 “The previous owner did it.”
🤷 “I’m pretty sure that’s supposed to be there.”
🛠️ “My buddy knows construction.”
😬 And the classic… “That’s never been a problem before!”
Homes have personalities — and after 13 years and 10,000+ paid inspections, we can confidently say they also have plenty of surprises. 😂
That’s why we look beyond the fresh paint and pretty finishes to help you better understand what’s really going on with the home.
So here’s your Friday reminder:
🏠 Every house has a story. Some just have a few more plot twists than others. 🤣🔍
Have a great weekend from Capstone Inspections, LLC!

🏡⏪ THROWBACK THURSDAY
Sometimes the best home-inspection lessons come from things we’ve found in the past. 🔍
Throwback to a bathroom exhaust fan that was venting directly into the attic instead of to the exterior. 😬💨
It might seem harmless — after all, it’s “just air,” right? The problem is that bathroom exhaust carries warm, moisture-filled air. When that moisture is released into a cooler attic, it can contribute to:
💧 Excess moisture and condensation
🍄 Mold or microbial growth
🪵 Deterioration of roof sheathing or framing
❄️ Frost accumulation during cold weather
🏠 Unnecessary moisture problems in the attic
The takeaway: Bathroom exhaust fans should discharge to the exterior of the home, not into the attic.
This is exactly why inspections go beyond what you can see while walking through the living space. Sometimes the important stuff is hiding above your head! 👀

🏡✨ WISDOM WEDNESDAY | CAPSTONE INSPECTIONS
“The most expensive problems in a home often start as the easiest ones to overlook.” 🔍
A small stain. A tiny crack. A slow drip. A little bit of condensation. A door that suddenly doesn’t close quite right.
They may not seem like a big deal today, but homes have a way of giving us little warning signs before they become bigger problems.
💡 This week’s wisdom: Don’t just maintain what’s obviously broken — pay attention to what has changed.
If something looks, sounds, smells, or operates differently than it used to, there may be a reason. Catching changes early can mean the difference between simple maintenance and a much more expensive repair.
🏠 Your home doesn’t have to be falling apart to be telling you something.

🍂🏡 TIP TUESDAY
Before fall really sets in, check the bottom of your exterior doors — not just for drafts, but for daylight! 🚪🔦
Here’s a quick test most homeowners never think to do: At night, turn the lights on inside your home and look at your exterior doors from outside. If you can see light around the bottom, sides, or corners of the door, your weatherstripping or door sweep may not be sealing properly.
Why does it matter going into colder weather?
🌬️ Cold air can enter the home
💰 Heated air can escape
🐜 Small gaps can provide an entry point for insects and pests looking for warmth
💧 Poorly sealed areas may also be more vulnerable to wind-driven moisture
👉 Capstone Tip: Pay extra attention to the lower corners of exterior doors and the door leading from the garage into the home. Those little gaps can be surprisingly easy to miss during the day!
It takes just a couple of minutes to check — and fall is the perfect time to catch it before winter arrives. 🍁❄️

🔧🏡 MAINTENANCE MONDAY
When was the last time you checked your exterior caulking and sealant? 👀
Sealant around hose bibs, outlets, vents, pipes, windows, and doors can crack, shrink, separate, or disappear over time. Small gaps can allow:
💧 Moisture intrusion
🐜 Pest entry
🌬️ Air leakage
🪵 Damage to materials behind the exterior finish
👉 This week’s maintenance task: Walk around your home and check where penetrations or materials meet exterior walls. If sealant is cracked, deteriorated, or missing, have it properly repaired with a sealant appropriate for the location.
Small maintenance items can help prevent much bigger repairs later! 🏠🔍

🔧🏡 FIX IT FRIDAY with Capstone Inspections! 🏡🔧
Sometimes the smallest maintenance items can prevent much bigger problems later!
This Friday’s reminder: take a closer look at the caulk around your tubs, showers, sinks, and other plumbing fixtures. 🚿💧
Over time, caulk can crack, shrink, separate, or deteriorate. Those tiny gaps may not look like much, but they can allow moisture to get behind walls and other surfaces—potentially leading to water damage, mold, and costly repairs.
✅ Check for cracks, gaps, or peeling
✅ Keep the area clean and dry
✅ Remove damaged or deteriorated caulk
✅ Re-caulk with the appropriate waterproof product when needed
💡 A five-minute check today could help prevent a much bigger headache tomorrow.
And remember—some moisture problems aren’t visible from the surface. That’s where a thorough home inspection can make a difference. 🔍💙

🏡✨ THROWBACK THURSDAY — A LOOK BACK AT A REAL FIND! ✨🏡
Some home issues are easy to spot… and others are hiding in places most homeowners would never think to look. 👀
During a past inspection, we found a bathroom exhaust fan vent terminating directly into the attic instead of venting to the exterior. 😳
Why does that matter? Every time that bathroom fan runs, warm, moisture-filled air can be pushed right into the attic. Over time, that moisture can contribute to:
💧 Excess moisture in the attic
🦠 Mold or microbial growth
🪵 Damage to wood components
🌬️ Poor ventilation and air-quality concerns
From inside the bathroom, everything may appear perfectly normal—which is exactly why inspecting the areas you don’t normally see is so important.
🔍 A home inspection isn’t just about finding what’s obvious. It’s about taking a closer look at the things that could easily go unnoticed.
Buying, selling, building, or nearing the end of your builder warranty? Let Capstone help you know what’s really going on with the home. 💙🏠

🏡🔍 WHAT WE FOUND WEDNESDAY! 🔍🏡
You never quite know what you’re going to find during a home inspection… and this one is a great example! 😳
During an inspection, rodent nesting material was found inside the dryer vent. It’s definitely not something most homeowners would think to check, but a blockage like this can create bigger problems than you might expect.
🔥 Potential fire hazard
💨 Restricted airflow
🐭 Possible entry point for pests
👕 Longer drying times
💰 Higher energy use
Your dryer vent may be out of sight, but it shouldn’t be out of mind! Keeping the vent clear and making sure the exterior cover is secure can help protect your home and keep your dryer operating properly.
💙 It’s the things you DON’T see that can make a home inspection so valuable.

🏡💙 TIP TUESDAY with Capstone Inspections! 💙🏡
Here’s a home safety item that’s easy to forget about: your water heater’s T&P valve and discharge pipe. 🔧💧
The temperature and pressure relief valve is an important safety feature designed to relieve excessive temperature or pressure inside your water heater. But the valve is only part of the equation—the discharge piping matters too!
🔎 Take a quick look and make sure:
✔️ The discharge pipe is properly connected
✔️ The pipe terminates in an appropriate, safe location
✔️ The end of the pipe is not capped or blocked
✔️ There are no visible signs of leaking or corrosion
It’s one of those components most homeowners probably never think about—until there’s a problem.
That’s also why a professional home inspection goes beyond the obvious. Sometimes the little details can be some of the most important ones. 🏠🔍
