🏡We started the new year off strong with some big changes in the housing market!

📉Sold listings dipped slightly, down 4 compared to December, and the median sold price dropped by over $100,000. Homes that did sell moved more quickly, with median days on market also decreasing.

💰New listings matched December’s activity level, but sellers entered the market at higher price points, with the median list price increasing by about $160,000.

👉🏼The number of pending listings was down 5 from December, while median days on market for pending homes remained unchanged.

🎄December Market Update

As we wrapped up the year, the market showed some seasonal shifts along with encouraging buyer activity.

📉Sold listings dipped slightly compared to November. Along with that, the median sold price decreased by $36,000, while median days on market also declined, signaling that well priced homes are still moving efficiently.

📈New listings saw a modest increase, and the median list price ticked up, giving buyers a few more options heading into the new year.

🔺Pending listings jumped to 7, up from just 2 in November, a strong indicator of renewed buyer momentum. Notably, median days on market for pending homes dropped by 23 days, showing increased urgency and confidence among buyers.

📊November Market Update

📈Sold listings stayed about the same as October, while the median sold price climbed roughly $50,000. Homes did take longer to sell, with days on market increasing by about 30 days.

🏠Inventory tightened noticeably. New listings dropped from 19 in October to just 7 in November, yet the median list price rose nearly $20,000, showing sellers are still confident in today’s market.

📉Pending sales slowed as well, coming in 15 lower than October, with a slight increase in days on market.

✨Gooding County Market Update🏡
📈Number of sold listings increased by 7 from September. We saw a nearly $40,000 increase in median sales price in October.
🔻New home listing dropped slightly from September. However, median listing price increased slightly.
🔺 We saw an increase in pending listings from the previous month with a drop in days on market, showing that homes are not going pending quicker.

✨Overall, these stats seem to suggest competition in the housing market. I know of several multiple-offer situations that took place in the Magic Valley in October.

🏡 Here’s a quick look at what the Gooding County housing market was doing through the month of August!
📈New listings nearly doubled, rising to 19, which gave buyers more options than last month. At the same time, the median list price dropped from $367,000 in July to $309,900, signaling that sellers may be adjusting expectations to attract offers.
🔺Pending sales ticked up slightly to 12, while the median days on market for those pending listings also increased to 56, showing buyers are taking more time before committing.
📉Closed sales came in just under last month at 10, and the median sold price dipped slightly to $242,500.
⏳The most dramatic shift was in days on market to close—homes that sold in August spent a median of 71 days on the market, a significant increase from July.
Overall, the market is offering more inventory and steady buyer activity, but longer timelines and softer prices mean sellers should focus on competitive pricing, while buyers may find opportunities with motivated sellers.
