🏡 Here’s a quick look at what the Gooding County housing market was doing through the month of August!
📈New listings nearly doubled, rising to 19, which gave buyers more options than last month. At the same time, the median list price dropped from $367,000 in July to $309,900, signaling that sellers may be adjusting expectations to attract offers.
🔺Pending sales ticked up slightly to 12, while the median days on market for those pending listings also increased to 56, showing buyers are taking more time before committing.
📉Closed sales came in just under last month at 10, and the median sold price dipped slightly to $242,500.
⏳The most dramatic shift was in days on market to close—homes that sold in August spent a median of 71 days on the market, a significant increase from July.
Overall, the market is offering more inventory and steady buyer activity, but longer timelines and softer prices mean sellers should focus on competitive pricing, while buyers may find opportunities with motivated sellers.
