There are several costs sellers sometimes forget to factor in before listing—from getting the home ready and moving expenses to closing costs, buyer negotiations, mortgage payoff, and other selling expenses.

Falling behind on your mortgage can feel overwhelming, but foreclosure may not be your only option🏡

Depending on your loan and situation, your mortgage company may have programs available to help, especially if you have an FHA or VA loan.

The August Phoenix market numbers are in🏡📊

Home prices are staying relatively steady, homes are taking about the same amount of time to go under contract as they were last year, and inventory is sitting at nearly the exact same level as August 2025.

But one number really stands out: the Cromford® Market Index is at 80.5, which puts us in a mid buyer’s market.

That means buyers may have more negotiating power, while sellers need to be thoughtful about pricing, presentation, and strategy from day one!
