Two houses. Two different stages of the transaction. Same lesson. 👇
Yesterday we attended: 🔍 A home inspection for a house that just went under contract 🔑 A final walkthrough for a house that is closing soon.
At the inspection, some concerns pointed to possible foundation related issues, so we are bringing in a specialist for further evaluation. Because sometimes what looks minor deserves a closer look.
At the final walkthrough, we discovered that some agreed upon repairs had not been completed in an acceptable manner, even though receipts for repairs had been provided.
And this is exactly why these steps matter.
One of the biggest mistakes buyers can make is assuming everything is fine just because a house looks good during a showing or because paperwork says repairs were completed.
Inspections matter.
Final walkthroughs matter.
Having an agent who pays attention matters.
These steps exist to protect buyers before closing and help avoid expensive surprises later.
Yesterday was a perfect reminder of why we never recommend skipping them. 🏡💪
