Refinancing your mortgage isn't just about getting a lower interest rate.

A refinance might help lower your monthly payment, remove mortgage insurance, move from an adjustable rate to a fixed rate, shorten your loan term, consolidate higher-interest debt, or access some of your home's equity.

But a lower payment by itself doesn't tell you whether refinancing makes sense.

You also want to look at closing costs, how long it takes to break even, the new loan balance, the new loan term, and what the loan could cost you over time.

Sometimes refinancing makes sense. Sometimes keeping the mortgage you already have is the better move.

If you're a Veteran, active-duty service member, or certain surviving spouse, you may be eligible for one of the strongest home financing benefits available: a VA loan.

Depending on your eligibility and the loan requirements, VA financing may allow you to buy with no down payment. VA loans also generally do not require monthly mortgage insurance, which can make a meaningful difference in the payment.

And something many Veterans do not realize: your VA home loan benefit may potentially be used more than once.

Entitlement, funding fees, remaining eligibility, and loan assumptions can all affect how the benefit works, so it is worth looking at the full picture.

Real estate investors: what if the property itself could help you qualify for the financing?

That's the basic idea behind a DSCR loan. Instead of relying primarily on your personal income, DSCR financing looks at the rental property's income compared with its housing expenses.

That can be useful if you own multiple properties, have complicated tax returns, or don't fit traditional conventional underwriting.

DSCR loans are different from conventional financing. Down payment, reserves, interest rates, fees, and property requirements can all be different, so they're not the right fit for every investor.

But for the right rental property, they can provide another financing option.

If you're self-employed, your tax returns may not always reflect the full cash flow of your business.

That can make qualifying for a traditional mortgage more difficult, because conventional underwriting often relies heavily on taxable income.

But there may be another option: a bank statement loan.

Some programs can use eligible deposits from your personal or business bank statements to help determine qualifying income.

These loans are not right for everyone. Rates, down payment, and documentation can vary.

But if traditional financing doesn't work, that does not automatically mean you're out of options.
